Default Builders and people with planning knowlege.......

Got a bit of a question that I need an answer to asap.

I am extending my garage forward and want to extend it forward 7 foot in length.

All good and well, but the problem is with a manhole cover (airtight cover) for the sewer run that is 4'8" from the front of the garage as it stands, and if I extend forward the planned 7 foot this would then become inaccessible from the outside.

What are the regulations about this sort of thing, from what I gather, it needs to be accessible all the time by anyone with the relevant authority but I am not sure - Hence wanting to know if it has to be outside, or can it be inside the garage?

Cant help you but i have similar plans to extend my garage sideways and upwards so i can fit in a ramp. Id have a similar manhole cover issue.

Its a bit annoying really as I cannot find anything on the local council website about the access issues for manhole covers and the like

you`ll have to have it moved or suitable access for rodding provided,as if a nieghbour has dropped a large one down and they are bunged up they have right of way to said manhole.your building inspector will advise as will your builder

The sewer is just for this property and no others (dye tests etc), but thats pretty much what I thought about the access issue.

The builder is my old man - he's a builder by trade but doesn't do it for a living anymore and isn't up on the current regs and the like - I'll be a labourer mixing the glop

my garage has been built and i have man hole cover, i just fitted a sealed lid, its only your manhole cover then no one else needs access, i pursume you will need building regs for this job anyway so this information will all be in there once you submit it.

Same as mine, the public gravity sewer is outside my property boundarys.

as said,if yours then a sealed one is ok but building inspector will clarify.

That one is at the bottom of my driveway - but is fully accessible at anytime by anyone should they need, and I think that that is the main one that access is required 24/7

I know not all are but its a simple job to get the plans showing sewer locations. If youve bought a house recently it will be in the HIP like mine was.

you need to be able to get access to it or move it

we've got the cover in out kitchen (for the rainwater as the sewer one is outside believe it or not ) but it's been sealed from the smells and covered properly BUT there is an access hatch in the kitchen floor so that if we ever need to get to it we can

as long as someone can get access to it when it needs access it won't be a problem

if its only your own inspection hole via your drains and you have done the dye test ..do it

why do you need to ask. build it..as long as you dont hide sunlight from your neighbours house..i can never ever see a problem its on your drive way..going by your old pics its a steep gradient anyway

just do it

but there was a building there already, and he's only built a smallers one inside

how is this any reason to knock it down just because someone noeisy wants to walk past his front door in the rain?

Your building inspector will tell you, and you should have one of these buy now anyway it the first thing i do when we start an extention.

Just be sure 7foots gna be enough. for the work involved you may kick your self if u want another 2-3-4feet when its all done!.

Fiddlers castle! It was re-run on sky last week, i did a search on the net to see if he had to pull it down but couldnt find anything..

As mentioned before, speak to the council building inspectors.

In the past where potential building control issues have cropped up, I have spoken to them over the phone and got their view before proceeding. However, I've always followed it up by letter.
