Default Concrete section garages ??

Anyone know much in terms of cost of them?

Looking at getting one built, thinking along the lines of 15-18' wide and 23' long

Need to have a base built aswell and want the sort with a apex roof??

Anyone know what sort of cost they are, I was thinking 4-5k all in including building?

Plus is there are certain size I need to stay within before I would need planning permission??

how much are brick ones now.?
i'll need one building against my new house about the same size, needs a tiled pitched roof aswell.. any ideas

i assume against a house is cheaper as you only need 2 walls built..

Yeah mate one back, one side then front is just piers. No its invoice price last one we did against house was 7m x 3m (so just over single) and was 6200 iirc.
Free standing single is about 7k.

Matt, concrete sectional will do its job OK. Wont add value to property and looks a bit crap imo

Its doesnt add any value at all. The only thing it MAY do is add desireable value. Two identical houses for sale next door to each other. One with conc section garage one without will be valued same. One with sectional garage would probably sell first due to it having a garage.

You do right. I built one at my old house, 7 x 3.5m and it cost me 1500 quid

Same as im about to extend my house and its going to cost me 2500 for a 2 storey

thats the rough sort of size i'm looking for, did you use brick or breeze block? and what type of roof did you go for?

A mate of mine had a huge sectional garage with a roller shutter and everything but it used to be very damp in there. He had to run a de-humidifier all the time through the autumn and winter.

He's now gone to a wooden one and its far better.

Much warmer, no condensation, cheaper than a concrete and not offensive to look at.

I have a concrete section garage big, pitched asbestos roof, wooden section at back n front in roof and wooden barn style doors, I love it and I don't get condensation probs

its a great garage

So it costs Ł1500 in materials to build a Ł5k-Ł6k garage! Obviously thats at trade prices but thats still a fair whack of profit in that. Didnt realise you could make that much!

Out of interest, how long would it take one builder to build that garage then?

ive got a new concrete garage being delivered on 3rd jan.

its 14'3" wide by 24' long with an 8" up and over door and flat roof.

its cost me just short of 2 grand including delivery and they put it up in about an hour foc.

the garage base was expensive due to the price of concrete@ Ł110 per metre! i used just over 4 metres.

ive had one from them before and they are good garages with a 10 year warranty.

Should have stated that was plus the garage door which was 600 so it cost me 2100.

Hardly a fair whack of profit when you got to:

Dig the base out and skip the waste
Concrete the base
Build the garage walls including pointing the inside of the walls too.
Form the roof and roofline
Tile the roof
Fit the door
Fit one small consumer unit, 2 double sockets and 1 light.

Takes approx 2 and half to3 weeks to complete so 4 - 5k isnt a big profit once wages come out

One side and rear of mine was concrete blocks too as there was no point in brickwork it was not seen. If it was all brickwork than youd be looking at 2500 materials

Defo go for brick if you can.

The only way to find out if you need planning or not is by calling the council I think to have a sectional garage the size of the one I am building in bricks needed either planning permission or building regs due to the size of the floor coverage. Best to look into it as I thought they didn't need planning due to not being a permanent structure.

I'm currently a little way through building mine (walls nearly up) and I am doing it on a budget. I have put aside 10k in total and its going to be close. Thats with doing all the labour myself, getting the materials cheap and also having a friend who works in plant hire so I got the plant for nowt too.

I have a thread on TS Here if interested . Its dims are 7m x 10m so will easily fit 4 cars in it. As an idea of costs the concrete (12m3) in the footings alone was Ł750 odd. The floor (8-9m3) was another Ł700. All the blocks, bricks & dust were 1k and thats on the cheap as its 1500 bricks & 1500+ blocks, plus 50 bags of dust. Christ knows what it would cost me to have a firm of builders do the whole lot start to finish, One builder quoted me 4.5k just to lay the bricks and that was with me labouring for him!!!!

I had a sectional garage installed in sept this year and its fantastic... no condensation or any problems like that at this point. I bought mine off a company called Nucrete and they were about Ł1500 cheaper than companies like compton.

Its a nice looking garage with georgian door etc and has PCV everything so its maintenance free. Im just sorting the electrics out in it at the mo but the only slight problem you have is mounting things to the walls as technically you are not allowed to drill into the concrete. You can buy clips which allow you to fit batons or line it with plaster board.

Defo check out NUCRETE as service is fantastic

This one is mine the day it was built....

its not massive but a respectable 11ft wide by 19ft long.





I did go a little overboard with base, I dug a 2ft wide trench around the perimeter which was about 18" deep in places but after doing that i decided to hire the paddys out who were digging the footings for my house extension as they had a mini digger. So the base is a depth of 18" all over which is way way over what you need. The ammount of concrete it used was amazing (and expensive) and if it ever cracks bearing in mind it had steel reinforcements then I will gladly eat my hat.

i've got a compton 17' x 21' which is 30m2 the maximum size i could have without planning or building regs, u need planning regardless of material even with a big shed!!

they do add value, i've been told both by an independant financial valuer and an estate agent.

mine cost about Ł1200 for the reinforced concrete base and then Ł3.5k for the actual building (this was five years ago) mine is "brick look" and pretty much catches everyone out.

like this: (but with white PVC and metal doors not wood LOL i'm to lazy to treat it)



the equivalent proper brick garage would have been in the region of Ł14k 5 years ago so god knows how much that would be now!

I am building a double garage in the spring the garage is 16,9 wide 24,7 long it is a concrete sectional garage made by compton i bought on ebay for 300 pound including garage door .I had to dismantle it and transport it probley cost me Ł60 to hire transit open back the leaf springs were on the on the bump stops was hard graft but did in the end so i know how to put it back up .The building regs say that it has to be 5 meters away from your house and if a base of concrete is under 30m square you wont have to have building inspector but if it is over 30 it will cost you 130 pound to the building inspector you then submit a plan or outline of how thick concrete and what reinforcing you will use he will check it deep enough then give u ok if he is satisfied ,alot of councils differ in depth but 2inches of type 2 then damp proofing 5 inches of concrette is enough .....Hope this helps so if you look about you prob pick up a good second hand garage like me ..............

WHAT

I live in a row of 4, ours being the end, and with a free standing concrete garage and 1 car drive, making it the only house like it on our row and even more so on our estate.

Last valuation ours was valued at Ł7k more than next doors, and Ł5k more than the other end house on our row,
The garage, drive and 4foot of leveling and dropping the kerb came all in to just under Ł5k, deduct the fact that we have off road parking and a deduction in car insurance as the car is garaged then I would say value added,
Plus on paper my house is Ł5k dearer than the closest style.

If a conc garage did put a bit of value on it certainley wouldnt be 5 or 7 k... NO WAY...

i bet if you took the garage down the price wouldnt drop 7k.......

Take away our garage and drive then the houses are identical barring windows and furnishings (we have brown upvc compared to white)
