Default Anyone here built their own house ?

Theres a bit of land opposite me and after watching all this crap on Disc Homo & Leisure I've been thinking about having a house built...

Has anyone done it ?

What are the pitfalls ?

It will cost A LOT more than you budget for and take longer than you expect, but its worth it. (haven't built a whole house but done lots of extensions)

I am currently building my own house mate and yes yes and yes its a good deal i have a massive garage a pitr lol every thing is how u want it.i went all under floor heating etc its the bling il dig out some pics of the build if your interested??But defo planning can be a bit of a pain depending where u are.But if u know the right people u will be fine lol.Time is also all about who u have doing it they have been here 4 months now and just about finished all my walls are stone cut aswell so like 1 and a half foot thick walls

Was it cheaper than just buying a house ?

Did you have to manage the job ? Or does the builder do that ?

put it this way ive made well over 100 k lol I have a main guy and he sorts it all out mate i just make sure its all how i want it lol.The next build i do i will try to do it more myself but im new to it all and have much to learn

I never looked as i trusted the seller..never again though...the thing is why you are allowed to continue posting here is amazing, that car was a deathtrap if i hadnt of noticed it as it was a VERY good job and it was the cracks that roused my suspicion,someone could have been killed in a top speed run.

It will cost a lot more than the original estimates etc, as these things always do!

ECOSNIGE
Have a test/long think about underfloor heating before you go too far with it. We have it in half the house (En-suites, bathroom, kitchen, utlities and garage etc) and it is very different to having radiators. Its much slower to heat up and cool down etc.

The electic underfloor heatin in the kitchen is better (well quicker) than the hot water based stuff in the other rooms though

Mate its allready in and i dont do shit systems i got rotex in my house mate the best u can get all remote controlls for every room etc and all mega boiler etc

ive built hundreds of houses neil If theres owt ya need to know just ask!

As for if it will cost less than buying one. Well, i all depends on how much the land is for starters, then if ya going to manage the job yourself and get different trades in to do the work, or get a builder to do the complete job.

In MOST cases you will not lose, i.e it will be worth more than the cost.

It has to be to regulations mate as does every thing in the house i suggest u get a planner to help u tho those things.well mine was all accepted by the planning peeps

one thing tho make sure every thing is big enuf mark it all out before u send the plans off theres a few things i wished were a tad bigger but its too late now.

If its a farmer who owns the land, if he gets in touch with a land agent he will tell him to be thinking of upwards 1 - 200 grand an acre maybe more.

I just had one built, its been a fookin mare tho, let down by contractors and missing bits, at the mo its got no doors, no lighting etc, will post a pic in a mo if you would like to see progess so far

Did this in the early 80's

Total cost of land & build was £24700 ( 4 bed detached ) sold it 3 months after completion for £54999. Financially very good but money aint everything. It took me best part of three years & my kids were under 5 & i was never around. Asked now, NO! it wasnt worth it, cant bring back the times i missed with my kids.

rod what yopu think its worth now then

my old boss bought a geogian house that was totally fooked for 1000 quid of islington council back in 91, he totally rebuilt it and the cost of everything including fittings came to just under 60k, thats a 6 bedroom 2 kitchens, and lots of general rooms too and a hoooge garden

he sold it in 97 for 350k, its JUST sold last year for,,,,,,,,,,,,,,,,,,,,1.7 million


now he was proud at the cash he got from it, hes not pissed he sold it sooo soon

he now owns a new built house in brentwood that he paid 200k for, thats now worth 500k

property can be a mare if you look back on it

well prices are obvously far cheaper were you live then
price in edinburgh is rougly 1m an acre id say more if it in city centre.im sure it more than this in places like london aswell

tbh ive never heard of anyone loosing money on a house they have built themselves

I'm not after making a million...

I just want a nice house with enough 'stabling' for all my 'Horse Power'

And the chances of buying a 3 bedroomed house with a triple garage is pretty remote...


Lee, on average.. what sort of money do houses cost to build... now I know this is a one of those questions there are 101 answers too.. but on average is what I am looking for......

Like when they say a road is £1m per mile...

When we did ours there was an approximate cost per square meter, to which you add the land cost. Not got a clue what that is now, but to put it in perspective, we just upgraded the main bathroom and spent almost exactly double the total cost of ALL our plumbing work when the house was built 13 years ago - and that included the leadwork on the roof, gutters and downpipes, mains water supply, two bathroom suites etc.

Expect to save about 1/3rd of the value of the finished house, if you do a fair bit yourself, less if you contract it all out.

I been pretty lucky with my build i actually got the land with the house im in i have a half acre in the city very desirable.So the land has cost me nout i just devided it up and the estate agaent recon the old house is worth double what i paid so all worked out really well

You can build an average sized 4 bed detached house with integral garage for around 40k PLUS labour. As for the labour that can vary so much depending who the contractor is.
