Theres a bit of land opposite me and after watching all this crap on Disc Homo & Leisure I've been thinking about having a house built...
Has anyone done it ?

I have a main guy and he sorts it all out mate i just make sure its all how i want it lol.The next build i do i will try to do it more myself but im new to it all and have much to learn

Have a test/long think about underfloor heating before you go too far with it. We have it in half the house (En-suites, bathroom, kitchen, utlities and garage etc) and it is very different to having radiators. Its much slower to heat up and cool down etc.
The electic underfloor heatin in the kitchen is better (well quicker) than the hot water based stuff in the other rooms though

As for if it will cost less than buying one. Well, i all depends on how much the land is for starters, then if ya going to manage the job yourself and get different trades in to do the work, or get a builder to do the complete job.
In MOST cases you will not lose, i.e it will be worth more than the cost.

but a few years ago when my dad was meant to be selling some but it all flocked up this was about 20 acres i think at about 255 grand for that but it was to a property developing company so...
Did this in the early 80's
Total cost of land & build was £24700 ( 4 bed detached ) sold it 3 months after completion for £54999. Financially very good but money aint everything. It took me best part of three years & my kids were under 5 & i was never around. Asked now, NO! it wasnt worth it, cant bring back the times i missed with my kids.

my old boss bought a geogian house that was totally fooked for 1000 quid of islington council back in 91, he totally rebuilt it and the cost of everything including fittings came to just under 60k, thats a 6 bedroom 2 kitchens, and lots of general rooms too and a hoooge garden
he sold it in 97 for 350k, its JUST sold last year for,,,,,,,,,,,,,,,,,,,,1.7 million
now he was proud at the cash he got from it, hes not pissed he sold it sooo soon
he now owns a new built house in brentwood that he paid 200k for, thats now worth 500k
property can be a mare if you look back on it

price in edinburgh is rougly 1m an acre id say more if it in city centre.im sure it more than this in places like london aswell
tbh ive never heard of anyone loosing money on a house they have built themselves

When we did ours there was an approximate cost per square meter, to which you add the land cost. Not got a clue what that is now, but to put it in perspective, we just upgraded the main bathroom and spent almost exactly double the total cost of ALL our plumbing work when the house was built 13 years ago - and that included the leadwork on the roof, gutters and downpipes, mains water supply, two bathroom suites etc.
Expect to save about 1/3rd of the value of the finished house, if you do a fair bit yourself, less if you contract it all out.

I been pretty lucky with my build i actually got the land with the house im in i have a half acre in the city very desirable.So the land has cost me nout i just devided it up and the estate agaent recon the old house is worth double what i paid so all worked out really well
