Default Bought some land, here's the result (WIP) updated 01/06/09

Right I'll start from the begining...

Bought my house late 2007 before the house prices crashed About 6 months later the neighbours on the house next to me (not the one built on mine) did a moonlight flick leaving the house abandoned I presumed it was a council property so I rang the council and enquired about getting some land off them, I wasn't expecting anything but luckily I must have been speaking to some nice planner and they said yes

So I get my solicitor on the case who is also a relative to start the ball rolling

A year goes by lots of letters back and forth about problems on what we were using the land for, I stated at the start that it was for a driveway and garage, but some fcukwit changed the paperwork to just horticulture Anyway after all that and I pay them the monies, this is the result.

The new fence was fitted yesterday and the old one ripped out today.












I'm knackered now as is everyone who helped But theres still two days of work to go

Knowing my luck the day I'd get the garage spot on the council would tell me to rip it down

good stuff, nice to see the council finally doing a civillian a favour for once.

out of interest, how much did the extra land cost you to acquire?

Ł1300 for the land (approx Ł40 a sq metre)
Ł1150 for the fees, there fees were double what mine were
Ł750 for the fence (15XŁ50) bargain imo

Even if the structure you want to build does not exceed the size for planing permission speak to the council anyway, and get it in writing,
We built our garage on ex-council land and even though we went over and above board with everything they were cunts with us.

Which council did you deal with, I've been dealing with Rochdale council and they seem to be ok. Also what sort of planning permission did you need for your garage? I was going to put up one of those concrete section garages which I think are temporary structures, could be wrong though.

cool.... car width now. Get a garage and a carport going. ive got that and laugh to myself everytime it rains when iam doing the car.

The guys who fitted the fence are going to put up a false front up with a garage door attached with a carport behind it in the near future. Garage will be done sometime next year.

11 months in total after sorting a few problems with what we intended to use the land for. The council wanted it to be used for horticulture only, I wanted a drive and garage.... I won

I bloody well hope not lol.... It's been written in the lease that I can use it for the garage though

We did a bit more digging and leveling just to see what a car would look down the side.



For the rest of it I'm hiring someone with a digger to remove the rest of the soil.

if you cant have a garage, put a big shed (to get a car in )at the bottom and have a big drive down to it

Oldham
For the size and position we didnt need planning permission as we got the largest we could go in square metres (LxBxH) before Permission would be required, and we didnt break the property line front or rear.
We could speak to someone from the council 1 day and then be told a diffrent thing the next.
Our is a concrete section, we should have gone brick really

Right another update.

I got a digger and a 16 tonne grab on saturday to remove and level off the remaining soil/grass which was on the new strip and some from behind the shed. Once it was leveled we tidied up the side next to the fence using the old posts and concrete bases and leveled the ground a bit more.

Here are some before and after shots of the days progress. Some of the pics are repetitive but meh

We tried a car in the garden to see how much space we had..... plenty

What was the sq metre area you took then? Also is there a massive difference in cost between concrete prefab and brick?

Cant remember off the top of my head what it worked out at, as between us, the garage company and the council we had 3 different sizes

Concrete Prefab is cheaper, and foookin cold in winter
Brick would be more to your spec, than just a dumpload of concrete panels.
