Default Planning Permission

I'm about to start the plans for my new garage, but don't know what i can/can't do.

I want the garage as big as possible, but don't know what is allowed.

I also want a pretty high roof, so was going to go for a slanting roof, this would match another outbuilding which is currently situated at the other side of the garden.

We currently have a single garage, and the other outbuilding which is nearly the size of a single garage, (at a push i'd remove this should it allow me to build a bigger garage)

I'm wanting to know, what's allowed, whats most likely to get passed, are they any forums online strictly for this type of thing.

Here's a picture. The black square is approx 10m square, you can see it's well under 25% of the property, can leave 2-3meters around the edges of it. Neighbours either side of us wouldn't have a problem, neighbours to the rear we don't know, but they currently have a double concrete sectional garage up. Our single would obviously be coming down.

Contact your local authority and ask to speak to the Planning department. They can send you out a booklet which will tell you what is acceptable and what isnt. Local authorities differ. They set limits on how close buildings can be to boundaries, height, etc etc etc.

Did this today and there going to, but i was wondering if there are any pointers, i can't see them saying, nothing about x by z size. So was wondering if 10x12 meters is OTT?

I just about to do the same as you, but space is not my issue.

I would set up a meeting with your local planner to sit down and discuss how to do things. The more nicer you are at the very start of the project, the nicer they will treat you and tell you things how to avoid planning altogether! Well, my local planners did that.

meeting is a good idea,just remember what they say and what they say you can do in writing are 2 different things,it took 12 month to get an extension passed,no neighbours objected only they didnt like the design!!!

but yes be as polite as possible and bite ya tongue as chances are they`ll be bunch of muppets like our local council are here (the worst in the country) but i hope they not,good luck.

you would be surprised how many next doors say yes to your face then change when they releise it will be blocking there view to nothing
