Default Floor layout

This is the floor layout for the house i'm building. Whats your opinions.?

Dont know if i would put double doors on the playroom as it may become a bedroom in the future.

What way is the house to face?

this was something we thought about and changed our minds a few times. We decided that in the future if it needs to become a bedroom then its not a major job to alter it and skim the wall. just dont want the kids to feel like they are shut in another room. makes it a bit more openish!

I would move the WC from the utility to the cupboard space in the hallway.

no front door? how are you going to get in

it's a fair sixed house but will it be all single storey then or will you have an addition soemwhere in the offing?

if so, leave a big enough gap to put the stairs in, other than that, it looks well laid out, but i would make the playroom a little smaller and the hallway a little biger, possibly just by 50cm but it'll make a huge difference, and you can also put a double door in there ratehr than the single

If it was made into a bedroom i would have the door on the horizontal corridor away from the front door so more private and closer to the toilet. Could then have another fitted wardrobe at the end of the room. not opposite the toilet door though as flanking transmission of the sound of people in the toilet would not be too clever either lol.

As a playroom i do like the doors opening double onto the lounge for supervision etc.

every time someone flushes they will wake up the occupants in bedroom 3, that's why it's there

plus it's easier to get to from the kitchen

not that i agree but there is a toilet on the other wall of bed 3 anyway +if its stud partition walls you could hear the toilet flushing from the other side of the house!

i see your point. wouldnt be a major issue to move the door round the corner if the need arrises. Hopefully it wont!

The hallway is this size purely to make the rooms bigger, there will be attic trusses in the roof space so i will have the option to go up a level in the future if i had to. should have approx 9ft of headroom in the centre of the roof space. so should give some scope for the future.

Having the toilets directly under the bathroom windows is a bad idea if you have a patio area right outside.
More cupboard space is required in bedrooms and hall.
A washing machine will be about 650mm deep and if the utility is 1200mm wide it is going to feel very narrow and will be difficult to walk through, especially if a radiator has to go in there, and it will be impossible if the washer or dryer door is open - also, your missus won't thank you if she only has 55cm (or less than 2') to bend over to load and unload.

I'd take the opportunity to stretch the design and incorporate another en-suite into either the playroom or bed 2, or do a Jack and Jill shared bathroom accessible to both on one side and widen your utility, bathroom and en-suite on the other - your en-suite and bathroom are both too small and will be frustrating to live with.
And I agree that your hallway is a bit on the narrow side, even for the practical things like getting double beds in round the corner.

doesnt look too bad, i do plans if you need any drawn up for planning and building regs and the applications etc, and i dont charge thousands like if you ring up an architect from the yellow pages

I'll increase the width of the hallway by 200mm and i'll increase the width of the utility by 300mm.
