...phew! well for me as an Estate agent anyway

HIP's has been put off again till August and will on apply to four bed houses..

What a crock of shit my money says it will be abolished by then aswell..

Spent a fortune on advertising and leaflets etc

Gonna piss a lot of people off who have done the training as inspectors.

THeres a guy at uni thought he was quids in.. I knew they wouldn't bring it in- just another stealth tax!

More Goverment bollocks lol

We had to modify our system recently to allow our Agents to upload to the goverment website for the TDS schemes. The info they want and the format they want it in just makes it so complicated its unreal. Especially when sharers are involved.

it's never going to work imo. as a buyer, i will never trust the information that a seller provides.

who gives a shit what the energy rating is? that will be partly obvious from the standard of the windows/doors anyway, and if it is inefficient it doesn't cost a lot to improve the insulation anyway. it's not going to sway your decision one way or the other if you have 2 similar houses, as they will never be that similar imo. there will be more important factors in the decision

Seller doesn't provide it.

You pay for a home inspector to inspect your home prior to selling it.


Its a stealth tax...

Create a job- we can then tax people on their wages. INCOME TAX
Create a need to buy something - we can then tax people who buy it. VAT

Also all the extra paperwork and booklets that need to be produced- all have tax associated to them... which before the "need" for these arose wouldn't have been produced and tax wouldn't have been drawn on em..

besides, it stops people who know fuck all being able to fuck you over by saying your house is as efficient as the space shuttle by mistake

And it STILL isnt an indepth report, so most mortgage lenders would INSIST you had that report before they even considered releasing the funds!

LOL this could go on for a while... but I wouldn't trust the info anyway- as a soon to be built enironment proffesional I would more be interested in my own opinion, than that of someone who has done a course!

As said it is a completely pointless excercise other than to create jobs and training..

I am currently not a house buyer but will be soon.... and the info will be of no relevance anyway as I will be buying the best house I can afford and the thermal properties of the house will be of no interest.

If I am concerned by the thermal efficiency and power usage of my house I will :-

INSULATE IT
TURN OFF SHIT

I would say enviromental issues are very low on any buyers list you buy a the best property in your budget. Location, size, potential, price and taste would all come before IMO

Would the DEA stop someone buying a 4bed grade2 listed Victorian with sach windows would it fuck!
