Default FAO any builders/chippies, re. fire doors in flats

I fancy changing the doors in my flat and seeing as my g/f works for howdens we could do it for next to nothing if they dont need to be fire doors.

there is a big price difference, about 40 quid a door more.

does anyone know if the regulations say they need to be fire doors with fire rated hinges and door closers in all flats?

currently they are fire doors with percos. but the hinges are just normal. there is no intumescent strip on any of them.


any ideas?

like i said mate, you will fire doors, may invalidate insurance etc too if the worse happen, can get nice fire doors but aren't cheap

It very much depends on the area you're in, but generally, internal doors (to your bedroom, kitchen etc) dont need to be fire rating, but you're external doors (main door) do.

The external door is a must, but I think the internals have to have spring loaded doors (i.e. always want to shut).

On the safe side, replace like-for-like.
You don't want to sell the flat in the future and be buggered at the survey noting the lack of Fire Doors.

the front door leading to a comunual stairwell i dont want to change.

the doors i want to change all come off a corridor leading to:
2 bedrooms
Storage cupboard
Airing cupboard
sitting room
bathroom
kitchen

would i be right in guessing that the storage and airing cupboards and possibly the bathroom wouldnt need fire doors.

or do they need to go everywhere?

bathrooms dont have to be fire rated, and storage cupboard (ie understairs) can be non fire, as long as its not got the boiler/HW tank in it (airing cupboard)
Thats how we have done em anyway since I started. Everything else fire rated.

Weird one that, on all the plans for new build they're always supposed to have perco's in (hinge type closers, them little chains) but we were told never fit them, as some kid broke his finger in a showhome. I think by the letter of the law, they all must close, but A) They never do properly B) If i have a house with em, they come straight out

cool, cheers guys.

no boiler, just emersion heaters as there is no gas in the flat.

i'll have to get them priced up with 4 fire rated ones and 3 not and see if i can afford it.

percos have all beem taken off my doors too.

it was a choice of going and buying a load of door stops, or picking up a screwdriver and taking them off. lol

Cool. They're not too hard, as you'll have the doors you take off. If you cut the hinge too deep into the door, or your gap isnt right, use bits of card behind the hinges to pack em out a bit

the answer to your question cowie wherever theres a perko requires a fire door as they are only fitted to fire doors normally as doors have to be kept closed due to the fact they're fire doors

I would fit fire doors to everything apart from the bathroom. Would fit fd30 doors which i buy from magnets at about 40 per door and thats a decent four pannel aswell. As far as i know you no longer need closers these where done away with 3 years ago as a reg. Thats how it stands in three rivers herts

I hate those spring doors!
My in-laws flat has them and it's a pain in the hoop standing keeping the door open for whatever reason!
I've threated to take them off, but my bro warned me that they were a cunt to fit back on again in his flat.

doddle to fit back, just need clip or oval nail or something to lock chain and claw hamme to leaver it open

a pinch is the worst ive had whilst putting the clip in and it slipped out the claw of the hammer, oh boy did it hurt, went purple quick
