still got a bit to do in the kitchen, like fit the cornice but im paying the local chippy to do that as i cant be arsed as its something id easily fuck up lol, so for the sake of Ł40 bollocks to it! (he also cut the worktops too)

and this weekends effort was onother one of my quality erections! id promised next door i would replace the fence that i had to take part of it down to dig the footing and the rest was fooked. i never got a pic of before but it was covered with ivy and vine shit, so hacked all that off lol and fitted concrete posts and new panels.

took all weekend and im still aching lol. it was a bit of a twat!!

but my ocd prevailed and im pretty happy with the results. its not far off being level all the way along, and its straight!!

the old fence has been there since 1986, so it didnt do too bad!

we have now had the old kitchen and the lounge wall plastered, so this weekend it should be ready to paint. i wanted to get all the mess of plasterign and painting out the way before fitting the flooring as it was expensive, and i dont want to get it covered in shit....

so this weekend will hopefully see a start on the paint

downstairs is not far off being done!

ran out of money now tho. ive only borrowed so far 3k that i have to pay back, so not all bad. thats going to be more like 5k overall, or just take even longer doing it...

my advice on having the plans drawn up is to get someone with a bit of inspiration!

the guy that done ours didnt really do much tbh, just drawn out the size and that was it. if you look at post #1 again you will see our plans. he kept the kitchen where it was and had a fucking massive utility room on the back of the house that was a total waste of space as it was massive, same with the ensuite, he made it the same siza as the main bathroom!

the kitchen designer made us quite excited and so we decided to put the kitchen where it was and double the size! if we had that originally we would have designed the rear extension differently and not had the single door where it is and just had a big window, and an even bigger kitchen...

live and learn tho eh...

I was looking at the pictures of the kitchen as i still have to do the corners also

Just re read the whole thread, you mentioned 20k at the build at the beginning, thought that's pretty decent.

Then see in march you think you'll be on for 65k !


costs, what did you pay to have the plans drawn?

And what did you pay to have the foundations dug out and soil removed?

Oh and how did the brick charge, day rate of rate per certain amount of bricks?

Ive got a spreadsheet at work with all costs and spendings mate, i cant remember 100% but the plans were about Ł650, stuctural calcs Ł450 (once you have planning) planning was somethingmlike Ł250 then you have to pay the bulding regs at about Ł350.

I was hoping to have the bare shell built for 20k, came in at 27 k iirc but the roof cost 15k and id budgeted 7!

Was let down by the original company we had lined up to dig the footings, so the old man and my uncle hired the kit and we diy'd it. Was about Ł450 for the excavator and dumper for the week, no skips, dumped all the shit on the front lawn and had grabaway take it at Ł180 a go, that was Ł720 total

Concrete was mostly from hills, about 850 for the footings, scalps from a local place at about Ł300, concrete floor base about 700 and the fucked up the garage floor base and supplied screed! But only charged Ł100 iirc as their mistake

Bricks i bought from the matching brick company, about Ł450 a pack, concrete blocks were Ł100 for 72 and the therms were slightly cheaper. Both of those from b&q trade point.

Builder was a mate, so his gang of 3 charged 4k labour.

Was about 9k for brickwork and floor iirc, then the roof/first floor/dormer walls/ steels and epdm roof covering was as said 15k

Plasterer plus materials was about Ł3500 but we got him to do extra due to water damage while the roof was off

Electrician plus materials was about Ł2500

Insulation was 1k but i need about 400 more for loft and to finish off floor over garage

Bought a load of tools, wood etc to build studs, hardware etc etc so spend a few k there.

Paint, fucking hundreds lol, skirting boards cost a lot too...

Kitchen was Ł5500, flooring for the new bit Ł1150, Ł250 for the carps to fit work tops and cornice. I got all the appliances through work and got neff stuff, that was 2k

Ł3200 for ALL windows, french doors, composite front door, back door for the whole house. Was a mates dad tho so very good price on that lol

Rollerdor garage door was Ł600

New rads, probably 1k, maybe a bit more, plumber has had about 650 in labour to move boiler and do most of the plumbing

Oh had to get the gas meter moved that was Ł550 inc reconnection

Dug through the mains, that was Ł375 to repair

Bathroom and ensuite was 1100 for toilets, sink units, shower enclosure and taps. Going to reuse the bath as its only couple of years old and still works lol

Other things like drainage all add up, lintels were 500 odd iirc

The more i think about it, the more depressed im getting lol

There is loads of other stuff but i cant think at the mo!

Oh there is Ł450 worth of celotex under the concrete base, and the dpm was about 72 a roll..

that helps loads, i know every build is different, but can see with your pictures what you actally get for the money.


My planned extention, is no where near the amount you've done, just the back bit on yours is simular to what im aiming for , 4m x 8m across the back of our bungalow to extend the kitchen and sitting room with a lovley rubber flat roof

Tip for doing the epdm, follow the instructions and don try to rush it...

I had a couple of mates help as its about 135kgs for the size i had so couldnt do it on my own.

It is easy to fit, but while we had glued one side, id forgot to nail on the profiles so while i was doing that the other 2 put the contact adhesive on the upstand, so when we glued the other half it had a massive crease in it... We were fucked then as the upstand was glued!

Managed to brush it out to the opposite corner as best we could but there are still lots of small creased parts.

Im quite pissed off with it, but cant do much about it now!

I had thought about taking it back up doing it again as i have a shit load of glue left over, but worried t will rip.

Oh go for the thicker stuff, i did. Not much difference in cost.

The price was Ł1500 for the 2 dormer roofs and the big one.

had a period of no funds, but borrowed Ł1500 off the old man and bought tiles for bathrooms and plumbing stuff etc.

been a bit slack again with the updates as nothing is happening fast lol

also i never use the laptop now, just ipad and phone etc and cant upload pics from them.

basically where were at now - down stairs is pretty much done, painted the hall/stairwell and landing last week that was bare plaster, and have primered the solid wood doors downstairs and now ready for top coat, then its fit the flooring in the hall, and skirting and thats pretty much it except a few tiny finishing off bits.

then we move to upstairs. ill be picking up the vinyl flooring tomoz for the bathroom and ensuite, i have already got the drainage 90% in place now (what a cunt that was!)
built a frame thing for the shower tray and sealed the tray to it, checked it last night and tested it with water for leaks. all ok on that front but the floor in the ensuite is on the piss! need to raise the front edge of the tray 10m or so to get the water to drain
not sussed that one yet... window packers and bits of wood probably!

i have all the bathroom stuff, shower, units, sinks etc and now have the tiles and grout to get on with it all.

then once thats done its just carpet and furniture we will need upstairs!

oh had 6 interior door delivered monday from wicks they had Ł6 off each, so Ł14 a door with free delivery was not bad!

so its getting there slowly lol

when i get round to it ill get some pics up, doing overtime at work as im properly skint, then get home and do house stuff till late.... no time for anything at the mo!

i have literally Ł50 to last me till the 30th aswell, overspent on stuff this month, then got a massive bill from the child minders as last months didnt go through, and had to tax the car. luckily i only done that for 6 months

oh well lol, ill survive!

ok, as promised some more pics!

been a bit slack with the updates for the last 5 months lol. things came to a bit of a head for a while as we ran out of funds, but I borrowed some cash off the royal bank of fudge (dad) and bought a shit load of stuff lol

sooooo, last update the kitchen was pretty much on, but we had just had the old kitchen and hall way plastered, so that the kitchen needed painting before I would lay the flooring.

so, got that done and in august when it was fucking hot, set about laying the floor!

first off, due to the floor levels I had to raise up the floor level of the lounge to match the extension. this was a bit of a cunt! 22mm chipboard boards and about a million screws, all drilled, plugged and countersunk at 12" ish centres iirc.

once that was done, it was on to the flooring. now, im sure the guy from howdens told me I didn't need any tools etc to fit the floor, and once you get going it fly's down...
either he was lying or im useless lol. I took a day off work expecting to get it pretty much done in a day.
so dad and my uncle arrive to help, they laid the dpm and the underlay while I set abut with the flooring with the guy from howdens... first thing he says is, you need a big hammer!
we started in the kitchen with all the awkward cuts and at the end of day one, I didn't have as much done as id have liked! took dad and uncle nearly all day to lay the dpm and underlay too, so if I was on my jack id probably still be there now!

so that was the end of day 1 on the floor. then after that I was doing a few hours in the evenings after work till the kids went to bed as I had to stop then as cloting it with a hammer woke them up etc... so took about 4 more evenings an a Saturday to finish!

then when I had finished the floor, I got carps back to fit the cornice in the kitchen and I done the plinths and breakfast bar back panel and skirting boards.

so that was around august time, I cant remember doing much in September other than buying 200mm thick knauf foil backed loft insulation, and insulating the loft, boarding it out and stapling some of that foil bubble wrap stuff to the roof truss'.
so October time I made a start on the hall, it was bare plaster on all walls and ceilings so got the hall, stairwell and landing 2x mist coats and 2x coats of colour oh and bought some carpet fitting tools and fitted the carpet that I cut out the lounge into the snug (what was the kitchen) we had ordered a carpet for the room, but as im in and out to the garage all the time it would get ruined so changed our mind hence fitting that carpet as a temp measure.

carpet shop would only give us a credit note, so I ordered the vinyl for the bathroom and ensuite that I have started on.
got all the drainage in place for that, made a frame for the shower tray, fitted the shower rail bits to the wall and tiled it! oh, and the splashback for the hob

and that's where were at! just the skirting, architrave and thresholds to go, then that about it for downstairs!!!!!

oh, and had a little issue with a drain collapsing in the road, got onto thames water again as whe have had endless drain problems since moving here (along with almost everyone in the street!)

last Friday a gang of, well, I cant put it any other way of saying that they were all useless cunts turned up from cappagh to sort it.

the first day they were there about 4-5 hours. sat in the van for about 2 of those, one guy constantly on the phone - neighbour told me as he was sat on her wall!

so that day, they dug half a hole! about a foot deep... and put a shit load of signs up everywhere and blue barriers around the hole making sure that everyone had to mount the kerb to get past...

oh and they the dumped the contents of said hole on the front lawn!

Monday they were back and exposed the fucked pipe.... hmm, doesn't look that bad here...

ok, it wasnt exactly a putting green, but first thing weds the missus was on the phone to thames water complaining lol. they were horrified apparently!

so I got a phonecall shortly later from the gangs gaffer at cappagh being very apologetic and offered to lay some top soil and seed the lawn after the grab lorry had been. I said don't do that as I want to block pave it, so got hi to get the grab lorry to remove as much muck as he could. which wasn't a massive amount but at least I wont have to cut the grass any more as there isn't any lol. just a muddy hole

I also told the gaffer about the neighbours saying they sit in the van for hours and bout the guy on the phone... he said he knew exactly who the guy on the phone would be and said he would be having words - again lol

oh, and when I got home weds the pipe had been joined and the hole filled! just needed tarmacing!

oh the 4 downstairs doors are solid wood, so rather than buying new ones as they were dark varnished colour, we decided to rub them down, 2x coats of primer and 2x coats of satin paint...
I wish id bought new ones as the effort involved was a fucker
they look ok tho I guess....

its made such a difference now we are using the new bit, kids have their own playroom now that was the dining room, but all their toys etc still seem to not be in there!

but they can run about like maniacs now!

just need to get the ensuite and bathroom done, then its just carpet and furniture needed. oh, just thought id mention about costs.

I was pretty good at keeping records of every single thing we have spent, upto about 63k.
but lately we have been buying stuff and ive not been making notes of it, so at the mo I guess the total spend is around 68-70k.

all that needs to be bought is carpet for upstairs, and wardrobes and bedroom furniture mostly. oh and a fucking great telly for the wall in the new bit

in total I have borrowed about 5k off dad, this is all the whole project owes, everything else has been paid for!

oh, had a quote to sort the garden out a while back and pave it etc. Ł2500 was the figure ish, but 1k was the paving slabs!

think ill be DIY'ing that too pmsl. and still need to sort the driveway, that's gonna cost getting a digger in to remove top soil, ballast and sand. hoping to reuse the blocks I have. again, will be DIY!

Cheers chaps. It was a ballache for a week with all the barriers up as they blocked 4 driveways and half the road. The neighbours love us!

Last night i cut the skirting for the hall, and one door frame. Night off tonight as it was he lads birthday today and i had some scalextrix to play with!
Will finish architrave tomoz and start painting it. Should be fitted by the weekend!

Well, hills fucked up with mine, they delivered screed not concrete, so i probably have the smoothest garage floor in the street lol.

But there is no concrete under it... Not sure what will happen when i can get a car in there, ie if it will crack etc but its a good 100mm thick...

We shall see.

If you screed it, you only need like an inch on top of the concrete. I had fibres put in it too, so sould be a bit stronger hopefully

Well, i have fitted the skirting and achitrave in the hall, but the walls are shit so its gonna need a bit of fillering. Grouted the splash back and shower now, and fitted and plumbed in the shower tonight and refitted the shower tray and sealed etc.
Oh plumbed in the shitter for the bathroom the other night too, and got the vinyl down last week too... I keep remembering stuff lol...

Tomoz hopefully will get the shower frame fitted and possibly sealed, then will do the vinyl in the ensuite after that, plumb in other shitter and sink units etc...

Its getting there lol

Oh, if you concrete your garage floor paul, you can hire a float, pretty cheap to hire for half a day etc.

Thats what we used out the back, got it pretty nice... Then it cunted it down and ruined it

I take it you done the roof now then? Did you use epdm?

I still,have the glue, so if you dont want it i might consider taking mine up next summer and redoing it....

And one more thing, if you need and bags of dab for plaster boarding etc, i have about 8 bags left over. Ou are welcome to it, its out of date but still useable as i used some the other week

Yeah roof is done and like you said you don't need all that glue..
its just the floor is uneven and a third of it is slabs. will sort it next year now as I got a job in atm.

that roof will be a bitch to get off tho.

Paul, thats true, never thought about getting it off lol.

Chez cheers bud, like you say. No way would a buoder have been able to get it to just need furnishing for 65k imo.

Spent about that now ourselves!

Bit more done too, shower and vanity unit/sink and vinyl all fitted to ensuite, just need to seal shower frame and fit the shitter. Then its just box in pipes and skirts. Oh and hang the door lol. Got 6 doors to fit and sint, but cant do that till carpet down.

Gonna take friday and next monday off hopefully as i should have the ensuite usable so will get the bath moved up to new bathroom and finish it lol, well bar all tiling lol
