Planning permission for a Timber Garage?
hi peeps, im sure alot of you have the luxury of working on your pride and joy in a garage. I dont know how i've gone so long without 1
so this summer im wanting to start a little Garage project.
The garage will be built out of timber, dont know the actual size but it has to fit a MK 5 fiesta in it and comfortable work round it and an area to keep tools ect. The garage will ony be single story with flat roof.
i know that if you build in brick its classed as a permanent structure, and timber is classed as a temp structure, but to what length im not sure
Anybody with info who know what's what, it would be a great help

You need to get a copy of your local councils planning guide. There will be guidelines like how far from nearest road etc. it would need to be to be exempt from permission etc.
I built a cover for my 2 car driveway so i could work on my cars and some bastard complained to the council. It had to come down, but took a year for it to happen.

check with planning at the local council, mine were fantastic!!!
They said it has to be a certain distance from the house, but other than that I could go to 30m2 internally, and 13ft hight without planning permission.
This was in concrete sections.
Took me five minutes to get the info over the phone.

If the square meterage is less the a certain figure, IIRC is 25Sqm and its less than a certain % of the whole plot then you dont need planning permission. It needs to be greater than 1M away from your house and also the same from any boundaries. Even if planning permission is not needed put the plans before the local council, they will have no option but to grant permission, meaning no debates later on whether it was an allowed build or not. Think thats right, a mate of mine has built a double garage, a gym/games room and is embarking on another room soon sticking to these rules.

LOads of rules on this as I've done a bit of poking about at work for a mate. There are all sorts of rules and regs with planning permission I know to not require planning permission for a friends structure it had to be so many meters away from the boundary fences can only be so tall etc etc. It didn't make ay reference to foundations only the size, height and positioning

I got mine here, a double garage and no need for any planing, with the base it cost me £4500
I was going to get a log one but turned out to be alot more money where i live, the garage itself was £2700 delivered from scotland to essex

Quicker to phone the council than to post on a car forum mate! After all the advice you will get on here, you will still end up phoning them as no one knows your exact situation

True Lee, and I found them to be spot on and very helpful. Plus, you have the confidence in knowing your right in what your doing and not worried about getting shopped by a naff neighbour.

Im on with my extension and ive done it without detailed plans, just served a building notice and they have been spot on! Lots of advice etc....telling me how to suck eggs like but its good to know they are like that!

Thanks for all the quick responses. I'm planning on ringing the council tomorrow anyways, but their not open now and it was just on my mind and asked for a bit of quick advice.

It must be behind the building line, max 4m high with a ridge or 3m if a flat roof, at least 5m from the main dwelling, 1m from the boundary and must not exceed 50% of your outside space - this will not require planning permission. However if you exceed 30 sq m you will need building regs. this is a guide provided you are not in a conservation area or an area of outstanding natural beauty. Oh by the way I build them for a living.

Ive got a concreate sectional garage that is 21foot long by 20 foot wide with a concreat base and i did not need planning as it is not classed as a permanent fixture as it can be unbolted and taking down......( just a flatpack garage..)
only cost 3K but that was them digging the founds and laying the concreate and that was £1200 then the garage i got extra high..10ft so i could get my jeep in and i got a roller shutter door instead of up and over witch was extra then i got it made electric with a extra key fob which was £500 to be made electric and a extra fob which was £70.
So the garage its self did not cost much ...
