Talking moving out!!!

YEH!

im 21 and the missus is 26. been saving for a house to rent since august last year so that me and the missus can move out. After xmas, we had the ammount we had set out to get so went looking...

there wasn't much in our price range (£500 PCM house only) with enough drive space - minimum 2 cars - and the first few houses were rough, not only in rough areas (which im not overly bothered with) but some didnt have plug sockets, but just extensions on the wall with a long lead...

Anyway after a few drives round the local estates and possible houses we found one that we had dismissed from the photo's as it looked small and dark...





We went ot look at it and instantly took a liking to the property. The walls were clean and the house was alot larger than the photo's make out!

To top it all off it has enough room on the drive for 4 or 5 cars plus a shed AND its less than our top rent ammount!!

been through all the checks and we pick up the keys on the 2nd of febuary! WOO!

only one thing - any advice as its my first time moving out?

Well done.... you tend to find that the smallest looking houses are very deceptive.

Congrats, getting your first place is a great feeling!

My only advice is to try and save each month in case anything goes tits up... And start buying little bits you might need now so you arent hit with one big expense in Feb

My advice is to video and photograph every centimetre of the house in case of disputes, later on.
Put the deposit into a holding fund, this IS the law anyway, as sadly I have yet to see a landlord give deposit back, in our present place we had to renew every single carpet, the lounge carpet was actually rotten, with wee from the cats before, had to call in sparky to fix things also.

My advice - dont do it, stay at home carry on being looked after by your mum and dad.
Only joking, good luck to you - its the best feeling moving out and having your own place.

Possibly so, but my brother rents a 2 bed house with his wife and kid, they will never be able to afford a mortgage because of the deposit but can cope with their rent... But there is much less risk

If things go tits up for me I have to find £1300 a month just for my mortgage and / or £247K to pay it off...

I dont think renting is such a daft move these days, despite me and the wife saying we never wanted to do it, but we saved (and lived apart) for 6 years to afford our deposit

If i had never bought, i would be going for a shared ownership property. Best way of getting on the property ladder, especially at the moment. You can still got 100% mortgage for the share you are buying and the rent on the % share you do not own is very reasonable.

its being let through an estate agents and will go round with pictures and an itinery to make sure we get the deposit back! hopefully anyway!

That's good advice.

I've been looking at getting my own place for ages and currently have £5k saved but with the rental prices round here it'd clean me out in no time. And as was said before it's dead money. I might aswell just spunk it on a car and stay at home like a saddo and wait for the olds to die off.

That has been the case in a rising market and, to some extent, holds true if you take a long-term view.

However, if you buy now and house prices drop another 10% (or whatever), that's real dead money.

If you can afford to rent now and put cash aside to build a deposit for when the market starts to turn you won't miss much.

fuck that! ive seen the ideal house for me, nice area, 2 bed semi, drive looks big enough for 3 cars, plus a garage. £375 pcm!

gotta love the north!

You had to pay for a new carpet that was already damaged?? And electrics already damaged?? Im sure you are aware that rent includes fair wear and tear and fixtures and fittings should be fit for purpose.

Do you live in a shit area??? Or are you so restricted by budget your stuck with the cheap cowboys at bottom of market??? I cant believe theres no decent landlords at all.

You can and should take landlords to court for no return of deposit and also you can take THEM to court for breach of contract for fixtures and fittings and if the house is uninhabbitable etc. The contract works both ways.

me and my fiance looked at buying a house went to see about getting a morgage yesterday but we cant get the 6 grand deposit. not fair i wanted the house
