Default how do you evict non paying tenants??

anyone had this,im at the end of my patience,i rent my house out to a couple and their kid

they paid me first months rent in advance and deposit as requested

that was in june when they moved in,and ive not had a penny since,im fukn raging

they wont answer door or phone,and ive sent an eviction notice nearly 4 weeks ago giving them their 4 weeks notice to get out as agreed in the tenancy agreement,i sent it special delivery,and they are that wide they never signed for it and i only now know this as royal mail return the letter 3 fukn weeks later,surely with special delivery it has to come back within a week


ive spoke to the police and its nothing to do with them,it makes me fukn sick
these bastards have obviously done this before,

i know alot of dodgy people and i know i could have them tossed out,through the window if need be,but i know in this day and age you simply cant do things like that

where do i stand,if i cant even hand deliver it,cause they wont open the door,they will be getting another fukn months rent for free,possibly more

its costing me a fortune,and am i going to have to get a lawyer involved and get a court order etc ,its going to cost me even more

im really at my wits ends,

you simply can do that. fuck them . they dont care about you so why give a toss for them ? and if the police arent interested.....
alternatively get all the services cut off.

you must have a key for the house? go in and tell them you want them out in a week or your changing the locks.

Use your keys to open the door, chuck their stuff in the street and change the locks mate. Its not the legal way to do it, but they wont do fuck all about it will they? Exactly what I would do if it was my tenants.

could you not cut all the gas elec and water to the house? they'll prob trash the place as they leave so prob best to go in when theyre out and change locks. good luck mate

If you do know some dodgy bastards, maybe a world in the fella shell to ask them to leave (in other words, ensure he knows if he don't he will be suffering some random beatings until he does).

I reckon you will have to go through the courts

Some pikeys did this near my old house, early this year, they travel around doing this all the time, The fella who owned the house bougt it to do up an make a quick buck, when it didn't sell he rented it (so he thought) when he received no rent for near on 6 months he broke in changed the locks and kicked there stuff out, he ended up having to let the pikeys back in for another 3 months free till the court sorted the matter

you just send the lads round and let your house guests know whats gonna happen if they don't fuck off. if it was me and someone took the piss like that i would not hesitate to remove them from the premises

Years back, my old man had to hand deliver an eviction note, all he had to do was photograph himself posting it throught the door.

To his horror they opened the door to release their savage mutt, my old man said he cleared the gate in one go!!!

i know what your saying guys but theyve got a kid and no doubt il be the one looking a bad bastard if i physically eject them in the middle of the night+the damage they do to the house

I would go round with a couple of acquaintances and tell them to leave, if you give them notice they may well trash the place, if you ask them to leave they wont and may change the locks on you. Also take the deeds to the house so if they happen to call the police you can prove proof of ownership. Also take your receipt for your recorded delivery of letter of eviction, yeah they didnt sign for it and you got the letter back, but the police wont question that if you have the receipt in your hand, if they do just blag them. The way I look at things is, if you want something doing, you do it once and make it harsh so they dont think you're a push over.

Who cares if they have kids mate, they are scamming you, and clearly don't know if they may get done over or not, so clearly aren't looking to have their kid in a safe stable home.

Just make sure if you do do something, they are so shook up, they will never want to tangle with you again otherwsie the scammers will drag your arse into court.

i cant hand deliver as they dont answer door,and if they do il bet they just say i never

im thinking of going round with a letter,phoning the police and explaining im about to kick off at them so when they come round they will witness them recieving the eviction notice,then after the 4 weeks il be within right to go in

youd be amased how the law is on their side its unreal

send your mates around with a fully signed and up to date 'lease' for your mates to 'rent' your house.
kick the door in change the locks and if the scum phone the police your mates are the ones legally entitled to be there?

Or just move some of your dodgy acquaintances in with them, your mates will be your paying tenants so in theory they will have more rights if the family think they're within their rights.

Here a mere two weeks notice is required and provided the tenant remains two or more months in arrears when the case is heard, once again your possession order should be forthcoming. With this procedure, you will also get an order for the outstanding rent. You are recommended to start the section 21 process straight away as its presence has no effect on a section 8 notice should you decide to follow this route.

Not a nice situation, Id hate to have the same problem.

Legally, fuck all you can do quickly, and obviously the alternatives may have reprocussions.

I think I would deal with it illegally though if it was me, fuck losing that sort of money.

my cousin went threw the same shit col.and he chose the legal way..ended up costing him thousands in legal fees and took moths to gt the fuckers out.and the damage the fuckers done to the house was unreal
my old man also had alot of shit aswell and he now only rents his flats with no written agreement.least that way when there stuff does end up in the street its his word against theres.
really hop you get it sorted fairly easily.

or

if you have the keys, open the doors, get a screwdriver and remove all the doors
then wait for them to come out

there are laods of ways to do this not nastily but not unlegaly either

or just send plod round there saying they are using it as a drug house

Bastards tho and not nice, The missus driving instructor is going through exactly the same thing with a young single mum........................ spreading rumors about making out she is a nasty bitch making her and her child homeless etc etc

Its cost her thousands so far after a few months but i believe she has just moved out ...........she thinks thats cos she wrote a letter and actually posted it to her parents for them to hear her side of the story though and the compalints recieved from neighbours .................think daddy made her move out in the end lol

Tough call but personally id be doing it the quick way ..........

Get some mateys when you go round and a Joiner or locksmith to change the locks straightway while you and mateys toss the fuckers out with there clothes and as mentioned get somebody to move in instantly lol

Colin If You Have Landlords Insurance , Get The "friendly Lads" You Know To Tan The Windows And Boot The Front Door Off The Hinges And Wait Till They Contact You To Have Repairs Done Then Fook Them Out By The Scruff , Insurance Will Pay For Damage And Say They Were Never There In The First Place If Anything Comes Out Of It , Or If You Have Spare Keys , Change Locks , Dump Their Stuff And Say Youve Never Seen Them In Your Life If They Try To Get The Plod Involved To Get Back In as you will have binned the lease along with the rest of thier stuff , may seem a bit harsh but I Deal With All The Properties That My Work Own , private and commercial quite a few And Scruff Of The Neck Or Heavy Hand Is The Only Way To Go , and leases are not worth the paper they are written on as tennant can just up and leave and your left with fook all but gives them all the rites as a tennat to stay and pay no coont , some amount of wankers out there and Courts Are A Waste Of Time And Money Been There And Done That , Infact Ive Might Have One To Evict On Friday , guy that rents a shop from us , Told Him Plain And Simple If Not Paid By 5 Pm Friday Remember To Take Your Belongings With You As You Wont Be Getting Back In Sat Morn , As New Locks Will Be On Friday Night

phone the police and tell them your house has been broken into
report the girl for prostitution (cant spell)
report the man as a pedo and make sure to tell the neigbours
flood the house wile their out and claim
move a smack head in rent free
put live rats through the letter box
put the windows in
order fast food
get yellow pages out and ask for all the hoover and insurance and window sales men for a no obligation quote
when they see offical looking people pulling up in cars and different times they might get the message
other than the above kick fook out of them

DO NOT use any form of violence. The tenants will then have the law on their side 100%.

Just a thought.... could you not move a couple of your rather large mates into the same house to live with them just to get in the way and make their life very uncomfortable???
