cant you just hire a bailiff and go with them,take a locksmith if needs be to gain entry and change locks,throw out their stuff.if you have already served them with an eviction notice i am pretty sure this a legal way of doing it.

Wait till they go out, go into the house and have all the services cut off.
Alternatively, you could just go round and remove the front door, take out everything that belongs to you and leave the flat unsecured and see what happens, but that obviously has other repercussions, but there's no harm in getting a new front door put on your house is there, and just leave them a letter saying they were previously notified of this and the new door is the wrong size. Always best to put the legal wheels in motion aswell i guess so you can fight it from both ends, so if you don't get any joy with one approach, you've always got the other to fall back on.

 

Wait till they go out kick the door in change the locks throw everything they own out & sit outside with a couple of mates so they dont kick the door back in....Or just go in with your mates & tell them politley to go

I hate when this happens. I’ve been in the same situation before and unfortunately this happened to me twice.
The last couple and their kid in my flat. The payments stop coming through, so rang them, long story and oh sorry we will pay double next month.. waited and nothing..
Next month, rang him again and told him look I don't care about the money now, I’ll just keep your deposit. but I want you out in 1 week. I’m coming round to serve you notice.
All I got was - We have a rights, you can’t throw us out and he put the phone down.

So I went round with my brothers (both them are a big lads 6.4”). I knocked on the door, the tenant and his misses are screaming cos they had seen us outside getting out of the car. We gona call the police, all said was that fine go-ahead.
This is an eviction notice, open the door. They wouldn't open the door and said we do not want to speak to you, we have rights… so I posted it through the letter box.

Rang his phone from outside my flat door.. Now I’m pissed off cos the wanker won’t talk to me or open the door. Maybe he felt a little intimidated. Lol
When he decided to answer he is being all abusive and brave saying, I’ve got mate too and I know where you live.. blah blah, if I did something to your kids… I then lost it.
I told my brothers to go and wait around the corner and told him to calm down.

So, got the spare key out of my pocket.. whilst he was still on the phone. opened the door and found 2 more couples in the house, who have also been living there.. I had no idea. They legged it out of the flat.
My brothers waited outside by the door ready to deck someone.. lol
I grabbed the phone and wrapped the cord around his neck, after smacking the phone in his head a few times.. I calmly told him and his misses you have 1 week to get the fuck out, or else you will leaving from the window.
A week later, they had gone, flat was complete mess and in need for new carpets & painting, the bills hadn’t been paid for the last 6 months.

I should have told him. If you don't leave I’m gona move in and sleep with your misses.. she was fit.. lol

If you go through the courts, it will take fcuking ages and will cost you more..
basically you have very limited rights as a Landlord and they have more rights as a tenant.

Personally if this happens to me again.. I’m gona take a week of work and move in with a few mates, fcuk them. Let’s see how they like it, when I’m all in their face.. I don't think they will want to stay for long.. lol
