Default Thinking of taking on a lodger

any one here done it???

Ive looked on line at the legal shite and it seems ok to me and i could do with the money and i have the space.

Now obviously i dont want to take on a druggie or someone who wont pay. Someone not too loud is ok (rules out most under 20 men then ).

Id be offering a large single room with a double bed, wardrobe, chest of draws, shelfs, desk and chair in another room and more storage if needed.

Whats your experiences and is it quite easy to work out from viewings if someones going to be a bad apple?? also what to avoid and questions to ask??

i had a mate when me and the mrs split up 320 a month and a great laugh. then he moved out and i got a random norweign in. he was a nightmare at first. friendly enough just weird. h pays 360 for a box room. hes a god botherer too though hes either in his room or out! never in lounge etc. it pays the bills!

There seems to be quite a demand for rooms. i guess a hang up of house prices and credit crunch meaning its to expensive for some to get own place.

the lodger i had just wanked off all day and smashed the fuck out of his Play Station, worked 3 nightshifts a week, slept while i was at work, (when not wanking and playing PS), weekends, he would order pizza, chinese and stay up all night on Playstation, and more wanking.

That rag under his bed must have been minging

im not intending to take on dhss unless its someone i know!!! Dont fancy some 18 year old workshy druggie/ criminal on some programme to get them "back in the community" nothing personal against people trying to make a fresh start but most of them dont make it first try and i dont want the hassle. i think i used easyroommate.com huge site and i was in undated with people as i live in a popular area right next to railway, bus stop etc. u gotta sell it to um. i had my pick of people. i have no written agreement though this means hes not getting his deposit back :P

That wont stand up in court!! unless hes damaged the place. Youd have to prove you took no deposit in first place.

deposits get paid into a separate account now,well spose to for people renting and the like.when i brought my house it had locks on two out of three bedrooms,the guy had a lodger.he spent all the time in his room.i wouldnt discriminate against dhss,just get there money sorted first.it can not be paid directly to to a landlord under normal circumstances anymore.i dont know why because it was easier that way.i used to rent my house out before i moved in it (2yrs worth) no probs.then i had to sell up with not workin and rent back so know I am dhss !,i have pets too ! am i eligible lol.use your jugement is the best thing i can say.if you dont like them from the start "no dice"

well i pay Ł270 a month for a room in hanley, all my bills are included, i just need to pay for net, food and washing up liquid.

id say thats a good estimate, tho depends, where in stoke are you?

yeh i do problem is he walks outside to my garage with no shoes on and i have expensive white carpet i know this as thers foot prints in my garage! biding my time!!!! u wouldnt think u'd have to tell a 32yr old god botherer to wear shows out side its tiresome!

You didnt say hed fucked up your house....... in that case fair cop and youd probably win if he challenged you.

Its because the DHSS want tenants to take responsibility. Only people proven to be shit payers, mentally ill/LD etc tend to get direct to landlord payments.

if you live near a powerstation or any industry mate u could rent ur room to contractors i work on powerstations and we end up payin up to Ł130 per week for a room in a house when we can find them
Am thinking bout buyin a house near one of the powerstations i work on you can make some good money out of the contractors working on the stations

your not far then, we will have to go for a pint, ill tell you about the fun you have to go through to get your SIA licence for that job ur going for

My advice is think about students, they are seasonal so u can change then every so often and u might even end up with a 18yr hot nympho who comes home pissed at 4am every saturday feeling horny!

My parents used to rent a room out to Japanese students from the University every year, some would stay 6 month's, others mostly for a whole year until they had to find their own accomodation with their friends. They had to stop because...well....I was 16, she was 18....and err......well....I was happy anyway

But my advice is, take on students with parents that are paying so you won't be dissapointed...and make sure its an ugly one!

there used to be a big scene around here

We had turbosystems, castle performance and collins so there used to be loads of cossies and rs turbos knocking about.

dont think tony is doing alot of business and castle performance shut down so alot of people are moving on from fords now, with evos and jap cars becoming cheap you cant blame them

But with them seem to being going quiet its all died off

I remember when i was about 16 walking down the festival park to watch the racing, expected to see prob 5 saphs and 3-4 3doors at least every sunday night.
but now with the speed bumps etc etc noone ever sees anything like that anymore

i know frogger has got a 500bhp rs500 in caverswall, 400bhp black 3 door rep in blurton

theres a lad on here with a 520bhp silver escort cos but cant remember his user name.

See the old rs turbo but pretty rare now

Cool!! SO is there a decent garage for cossies left here now??? Just some servicing i cant do in my garage (plus i need to rebuild my tools stock ). Dont really fancy the trip to reylands for odds and sods, prefer leaving the meaty mods to long distance garages!!

I noticed far too many chav idiots up festival park!! Im not really a "cruiser" as such but dont mind the odd meet up. Need an old quarry or airfield to play on though!!! Love the fact theres some awesome roads up towards leek and buxton/cat & fiddle way!!
