I certainly wouldnt put money in to bricks!! Forecasts are already looking at around a 30% drop in house prices (from last year) over the next couple of years, with around 8.5% already happened since this time last year! You would be better off sticking any cash in to the highest, no risk, savings account for the moment.

Even the Chinese economy has already started to slow down and that was boom time up until recently.

alex wouldnt be my only property, i already have a house and other investment in a rental property, its whether i should buy another rental property when the market hits rock bottom, as it would be a sizable deposit, and a very low LTV on the BTL morgage.

shaun, i would certainly wait a while, until it hit bottom dollar, as i have no need to rush into it. Would just be another chance to make another investment.

Based on forecasts at the moment Ryan, I think you will be at least 18 months (maybe more) away from that scenario.

I know a couple of people that started in to the BTL market around 3yrs ago (one of them had a £1 million property portfolio). They are well in the shit now.

yeah i know the market isnt going to slump overnight, and next year i may go travelling for a year, and then come back and make some decisions the following year.

My investements in property are very low as i wanted as little risk as possibly, so my rental property has a very low market value already so wont drop much at all, yet the rental income from it is very good considering its market value.

Its everything above the 150k market thats going to be most effected and the higher up you go the higher the loss, as i've just found out on my current project

i just got a csl dude said the boxes are 8k engine is 18k lol i think u can buy warrenty if your worried mine still has 6 months

BMW extended warranty is a farce now.Every claim on M model you have a £250 xs & costs between £800 & 1k cant remember the correct prices as its been ages scince we have sold one..

There are now 3 levels of cover ,Comprehensive,Named Component or Driveline.You can also choose whether to have an excess or not,£0,£100,£250.You can also pay monthly or annually.

Gaz we used to sell between 10 & 15 warrantys a week & got bonus on them.havent had any bonus on them in over a year ppl cant be arsed with the hastle of it all.& the hastle we get telling ppl the item isnt covered ect isnt woth the hastle so were not kean on selling them.

i have had both manual and smg e46's and the smg is a real piece of kit,under-rated by many,i know the e36's were utter shite,but this box has come along way!
go for the smg amd you will be happy trust me! master how to use the box and you will be slaughtering the manuals!
the only thing that will go on these is a £25 relay(from bmw) which only if you try a 10min burnout! lol. very rare the pumps pack up and mechanically are able to cope with over 500lb of torque,they are built well above the cars power,so go on have some fun!

I bought my first cosworth from a car dealer,i felt good about having a years warranty,until 1 week later the engine spun a bearing and fucked the engine,i thought no worries,warranty,nope not covered as it was visably tuned Although i caused such a fuss i got £300 from the dealer,paid partly for the pistons

I wouldnt worry about a warranty just make sure it has FSH and looks well maintained.

carlo i take it u work at bmw? I need to chase up 1s history and bmw cant tell me alot as its now 4yrs old and thier records dont go that far back

whats your max budget. Its a very nice car. derestricted as well. Wheels and body bit tatty now so could be perfect. Red leather and all the toys. VERY local as well for you.

This credit crunch things has not effected my boss hes just brought 2 20million euro helicopters in one afternoon last week lol

But do agree hate to think how much my Porshce has depriciated since we got it

Gaz, or anyone at BMW, do you know if BMW let you back into the fold if you had a warranty with some one like warranty direct. I wasn't prepared to pay the £1000+ that BMW used to charge so went for WD's platinum one for £680. It will run out in October and those pricess aren't too bad. All I want to cover is engine, box and diff really.

It has FBMWSH..........

My mate has owned his SMG M3 for nearly 4years. Done 50k+ himself and drives the car like a RWD car should be driven! SIDEWAYS He has not had one single problem with his and we only discussed recently how reliable the car has been.

If your saving a shedload against a dealer price I wouldnt worry about it, as long as the car is in good condition and has a full service history. TBH if you are in the market I would leave it for 6 months or so, which imo would save you another wedge of cash. A 3.2ltr performance car is going to drop further over the coming months. Your choice though matey.

set myself a max budget of 17k which is feasable the way the market is falling, if i wanted a coupe the choices are endless but im hook on the convert idea as ive never had 1

drove the smg 36 and 46 and a sorted csl for a good while and imo the csl is mental the other 2 are like taking a limp dick to a orgy
