Default Selling a property.

What are the costs involved?

I've never done it before, i'm not looking for true costs, just some ball park figures to give me an idea.

Estate Agents charge in the region of 1¼-1½% of whatever you sell the house for and solicitor's fees can be anything between £500-£800 depending on the sale price.

I got my est agent down to 1% and solicitors cost £560

If you are buying on double that solicitors fee and add stamp duty..

Sols = £1200 (Buying and selling)
Stamp Duty = 1% over 125k 3% over 250k
Est Agents = 1.5% average (+ vat)
Removals = ??
Mtge fee's = ??

Negotiate hard on the estate agency fee as the margins are huge and its easy to save some dosh.

Estate Agency fee's in my area can vary loads! from 1% - 2% but like everyone says 1% shouldn't be too hard to negotiate esp as its a sellers market at the moment.. with more buyers then houses most are selling quickly

Solicitor/conveyancer Fee's vary depending on selling/purchase price.. also they generally charge more for work on Leasehold properties.
