Default Anybody built or had a garage built for them???

Accepted an offer on our house today so now seriously looking to move.

We want a garage and want to know roughly a price of having one built, all in/start to finish inc everything etc etc..

I know feck all about building so any information would be greatly recieved.

Want a single brick garage (large enough to comfortably work on car)

How hard is it to get planning permission etc??

Well mike im a builder and its hard to price just on measurements, but as a rough guide, to build you a 20ft x 10ft single brick garage with a pitched tiled roof and a 6x6 door, including the concrete base id charge roughly 7-8k depending on the bricks and dig etc.

you might get it cheaper of course. Contact the local council about planning as every area varies.

I built my own garage and grafted a mates plans on to a plan of my plot. It got quoted at just under 14K from a private building firm and i built it for just shy of 5K.

Im not a builder so i got the block work done by a brickie at weekends and the dashing done by a profesional. Everything else i done myself.

I will take a pic once the weather gets better

Edited to say it took around a year and a half to build myself though

Under 30 square mts detached over here in Ni i didnt need planning permisson it was a new house and showed garages on the plans for the site.
Got the boys of the site to do a lot of the work and my dad(a builder) and me did a lot also-mostly him.Cost Ł8000 included utility area at rear-seperate to the garage,remote door,alarmed,loads of power points,proper lighting,painted floor shelved out-finished the way i wanted it.
If you can orgainise the work yourself and arrange for the foundations, brickies,roofers etc and you should be able to build it cheaper than giving it to one builder.

starting to build mine next week. took approx 8 weeks for planning approval. size is 7m x 6.5m with room above. will post pics as it progresses

You can't see it that well, some old shed is in the way , but we had a 21ft wide compton prefab. Including base it was about Ł8k and it's really good. Would recommend them anyday.

Please remember a prefab garage will add next to nothing value to any house. A brick built one pays for itself in added value.

That wooden thing on ebay is all good n well, but will look like any other timber shed in a few years. Waste of money imo...

I move house this wednesday to this



you can't see in the picture but on the right of the garage as you look at it is a fenced off area of my land about the size of a double garage, I want to expand my garage to a triple but don't know what it would cost as the roof goes the "wrong way" to make it easy, Lee (or anybody else that might know!) what is the best way to join the roofs?
I will get better pics at the end of the week!

Its only about 6m x 5 1/2m but the price comes with the joy of living in the bloddy oil capital of Europe

I know that the site developers were wanting an extra 10K for a single jobbie when we bought the house

Had to be built to match the house and due to the run of the garden i have 45 ton of type 2 hardcore compacted below the garage floor all barrowed in by hand

just been quoted Ł2700 for a compton 20x20,2x up and over doors and fitting just got to do base myself but been told i need planning permision

Had mine built mate, not the best pic lol

20ft square in breeze then dashed, NOT a flat roof but tiled to match house, 2x 6.5ft doors, new combi-boiler and radiator fitted in there, 8ft double glazed window, all in 8k. Had quotes as high as 20k tho!. Shop around

you may disagree Paul, but it is fact. And i know enough about prefabs etc too, you wouldnt tell martin hadland about engines would you

a Prefab garage will add some desireability when selling a house as apposed to one with no garage at all, but a brick built one adds actual value to a property...

To make it a triple if it was mine i would remove the roof completley and have new trusses made that span the shorter distance front to back. other wise you would have a gable on the new side that diminishers into the existing roof forming two valleys.

cheers lee, would the cost work out the about same to remove the roof?
I thought the gable end would be quite expensive but the only way to do it without removing the roof.
