Hey peeps looking at getting a mortgage with the missus and have booked friday off to go and get some mortgage offers....

Does anyone know a web-site of where i can check the best rate's and deals for first time buyers....

and any recomendations regarding companies, would be much appreciated....

the best thing you could do is see an INDEPENDENT financial advisor.

they have deals from hundreds of mortgage providers and at times have deals unique to them!

thats exactly what I did and got an excellent deal, and he sorted lots of my finances out at the same time! i'd recommend that as opposed to a mortgage advisor anyday!

i went toa independant for m,y remortgage he saved me 70 a month and i had 18k out of my equity to pay off som debts etc

EXACTLY what Racey said...........

Would NEVER go to get a Mortgage without going to an Indipendant mortgage adviser first.

Also they wont cost a penny as they get paid from the lender

They do all the hard work and ringing round..........VERY VERY handy

Sorry Tiff that is TOTAL BOLLOCKS.

As with ALL brokers they earn their commission from the sale, and the lender builds the commission INTO the amount YOU borrow, be it by some kind of fee usually. As the lend is non regulated (not governed by the Consumer Credit Act 1974) the amount borrowed in total does NOT have to be broken down. So not only are you paying back their commission, it's also got interest on it for 25 years.............

Procuration fees must be disclosed by the IFA, it is'nt exactly cloak & dagger, infact in a lot of cases the IFA s will rely on bolt on products to make arrangeing the Mortgage worthwhile (in other words there is often little in it financialy) unless Sickness Accident Redundancy etc are added.

The idea being that by getting you the client a decent deal on their Mortgage you will look to him for further financial guidance, from which the IFA will make his/her living.

Some will charge an upfront fee.

Still the best method of arranging a Mortgage IMO, as IFA's tend to have Mortgage products negotiated through IFA networks. Joe public could not simply walk into a branch of a bank or building society and sign up to a lot of deals which the IFA can offer.....often ensuring you get a better deal.

The IFA that i used sorted my mortgage out, did all the work and his fee was £351..............He showed it to me.



Not too sure of the in's and out's but i know i NEVER got a Bill from him and my Mortgage was superb. I basically popped in now and again to sign stuff and it was sorted......NO HASSLE AT ALL.

I would recommend EVERYONE to use an IFA

If he only earnt £351 Tiff I'll eat my underpants..........sorry, invoices count for feck all mate I'm not having a pop at you fella (honest !!! ) but do you ever see a poor IFA ? No. The brokers I deal with ALL earn upwards of £100k a year (minimum) and don't work particularly hard - but you have to be a good saloesman.

You don't earn £100k a year earning £351 out of arranging one mortgage mate........trust me !!!! That's what he effectively invoiced you for - what I'd like to see is what he invoiced the lender for.........which he will have..........

I know what you mean mate and tbh i agree with what you are saying as you are in the same game............It would be like you telling me how to fit central heating

I am happy with the service he has given me and the infomation.....As if i had gone into a bank i would of been baffled tbh, And he has took that away

If he is getting more then fair play to him, but i have not had a bill and i am totally happy with the mortgage he found for me......

hi there mate i got a mortgage sorted out through a mortgage advisor that was inside the estat agents,everything went accordinly to plan, i paid the solicitors his search fees ov £140 and the mortgage valuation fees from northern rock these consisted ov £425 now i have lost the lot cos they dont refund these as they do the credit check ov you after they have taken these fees from you. i wasnt allowed the amount that i was orignally qouted,make sure they have it agreed first before handing any money over mate,i was 3 quarters the way through the mortgage and on the verge ov signing then i got a phone call a few days ago off the mortgae advisor saying how sorry she is and that i had 3 days to find £8.000 or otherwise the house would be put back on the market i had everything from blinds, carpets and furniture for my first home with my girlfriend. then there is nothing that you can do cos the lender blames the broker. i am fighting the case still. just a thing to consider for you.
