House buyers, keep this in mind!!!
My mate when to view a house a while back, it was up for 117K, he put an offer of 100K in and was actually laughed at by the estate agent who said, "you ain't getting that house for 100K Mate" and called him back later that day to confirm it had been rejected and a minimum of 115K was the cost.
My friend popped round and spoke to the seller to try and come to a deal.
The seller new nothing of the offer and between them came to an offer of 101K.
The deal was done and on collecting the keys the from the estate agent,
He held them up and said, are these the keys to the house I would never get for a 100K and walked out with a big smirk on his face.
Never trust the estate agent, if you can get the opp to meet the seller, have a talk to them, suss them out and double check to see if the offer has been put to them.

Similar happened to us, we went for a second viewing after first offer rejected and the sellers said to us 'you do know we've accepted your second offer?' err no the estate agent had failed to tell us that...!

the one we just bid on was being sold by a bank (repo), we bid 120k for it, got done at the last minute by someone, we're sure they were friendly with the estate agent...

there fookers aint they
estate agents are the reason house prices are so fooking high, they test to see what people pay and set the new prices in the area as there on comision
i remember my old boss was seling his house for 450k and the buyer offered less and he was advised by the estate agent to take it and so he asked him to cut his fee alittle to help and the fooker refused
anyway he spoke to the guy personally and sold with out the estate agent for the same price he was offered
round here there renting out flats and cutting up houses and renting em as flats that are a fooking discrace, there fitting windows in basments and calling the room a self contained studio flat
sorry but i cant stand em cause they leaches

My other mate was a first time buyer with a mortage in place so a perfect customer for a seller.
Looked at a house on at 105K, I told him to put in an offer of 95K and leave it because:
The seller told us they were moving to Canada and needed a quick sale, no chains etc, had bought the house before the boom so stood to make around 70K and my mate was an ideal purchaser.
He did but didn't sound confident on the phone putting the offer in, it was turned down within minutes. I told him to wait but he went straight back in and offered 97K, it was tuned down and was told they had turned down 99K (bollocks) so my mate offered 100K and it was accepted.
I know they would have taken 95K but bet they never knew of the offer.
My old man used to buy and sell and a estate agents came and valued a house of his. Told him 80K (a few years back), went on the market on Thursday and an offer came in Friday of 78K and my old man was told he should accept so he did, later found out it was the estate agents sister in law and looking around the houses were worth more like 85 - 90K.
Another estate agent I know will value a property for less than it is really worth, then a offer will come in for a bit less and he will suggest they take it, they do but what they don't know is that he buys it throught his cousin and then sells it at a profit, I know this because I used to supply all his carpets for the houses before he put them on the market.
Tell you, they are all dodgy shites
