Anyone from Coventry? What's the area like?
As title, I might be getting a job at Coventry airport near Baginton. What's the area like, as I may consider buying a house there to save long commutes, where is decent & where should I avoid? ...

baginton is near ryton which is a very nice quiet area
avoid wood end, hillfields, spon end, stoke, parts of walsgrave and wyken are good, binley isnt bad
chelysmore can be nice some of coundon, radford is ok, canley and tile hill is to be avoided aswell lol
but glad i moved out of cov if im honest even though im still there most days

Wherever you choose to live could be a perfectly good area, then someone who works at the airport, for example, moves in and comes and goes at all times of day and night.
Wrecks a good area.
I live next door to a Police Officer, they work some wierd shifts.

Baginton is a few mile from Royal Leamington Spa/Warwick.....And its very nice mate....As thats where im from.
Joking apart, Leamington and Warwick are both within 10 minutes of Bagington and a very nice if a little dear for some places.......average 3 bed house is about 220k.....

If I were you I'd avoid Cov and move somewhere around there or within sensible commute...

Its a small place mate and you get nice patches with shit patches right next door.
As mentioned, hillfields, bell green, wood end, aldermans green, willenhall are pretty naff all round, other places are hit and miss.
Best bet is to take a drive round an area you are looking at and clock the streets that are ok and the ones that are not.
City centre is total gash,, but you are 15 minutes fromm solihull/touchwood for shopping days and central six and the ricoh arena are there for more local stuff.
Leamington and kenilworth are not far away but you pay more and they have equally shit areas, same goes for rugby. Bagington is nice but then again, will be more costly.
What sort of money are you thinking for buying?

If you lived in a crime free area with warehouse receiving 24 hr deliveries at the end of the road, would that be a good or bad area?

To be honest, I want to either buy somwhere that I can live in & do up, or somwhere where I can buy and rent a couple of rooms out, as I only live in Stourbridge, which is between J3/4 of the M5, but at 40 miles/ 50 mins each way, it is a bit too far for a daily commute, and it will save me paying out over Ł400 a month on fuel or rent?
Ideally I would like somthing under Ł140k, with room for a bit of profit or space to rent out, so 100-125k would be ideal really, lots of houses around 80k on right move, but the areas look somwhat "challenging"

I don't know where you live mate, but modern life is full of shift workers, if you can't cope with the sound of a car or front door being used, I fear for your sanity.... . Do you never go out and get home after 11pm?

I would far rarther live next door to working people who might start a car for 30 secs a day & try to be quiet and respectful, rarther than dole dossing smack heads who don't work at all?
What exactly are you getting at?
As regards to my own house, it will be a home from home for me, renting rooms out will hopefully cover the morgage so I will be living for free , it won't have all of my belonging there, and I will only be renting to proffesionals or people who I think will behave, obviously there is a risk but there always is in these things.

this is a quiet close, new build, would want to check build quality, sister lived in one of these three properties for a while, nice street, older people mainly with 3-4 new builds developed on some spare land.

As said Tiff, as long as my car won't be getting damaged and it is a reasonable area, with the potential to either rent rooms out or take on a project that I could add value to, it's not a problem really, it will be my first time buy so the lower value ones might be a bit less of a risk?
It is basically an idea to save me 80 miles a day commute, or Ł350+ rental, which works out close to fuel costs anyway?

I would go for a three bed place in an ok area needing modernisation.
To give you an idea, we did my grandads place up when he died the other year, three bed ex council house, not been touched for 40 years.
Made the kitchen dinner open plan by taking the wall out and fitted some french doors between the lounge and dinner. New bathroom suite. New internal doors, skirting and architrave all through for a modern feel. Then slapped new flooring down. Walls were all pretty good, just needed stripping and sanding with the odd patch repair.
Valued before at Ł112k, valued after at Ł140k and and sold in two weeks for Ł135k.
Cost to do it was around Ł11k including fees, most paying tradesmen to do the kitchen and bathroom and fit doors and skirting, which had we had time, could have been done by ourselves.

took about 6 months, to be honest, it could have been done in about 1 -2 months but it was not costing anything as it was owned outright and so became a weekend thing so was no rush.
If you are going to live there, set a room aside that will be to live in, the rest can be a buiding site but if you plan out what will be done and when you could do room by room and keep it liveable working on it as and when.

In the modern world people come & go at all hours, as long as the noise is kept sensible then I don't see a problem? Saying that living at the end of RAF Lynehams runway for 11 years has probably desensitized me , nothing quite like being woken up by a VC10 or Eurofighter on max take off thrust

may well be worth renting a place for 6-12 months before you dive in, suss out the job, and get a feel for where would be a decent place to live.
Although renting may seem like dead money, and to a degree it is, but a year mortgage payments wont take naff all off the value of the house and will be less financially risky if the job doesnt pan out. Buying and doing up to build equity into the property is fine but you do need the cash to put down on the place and then the cash to do it up sitting aside which can be a big chunk.

I lived on the outskirts of bedworth and nipped down the dual carriageway that leads from near bedworth straight to there everyday, made for a really easy commute.
I really like cov, its local for loads of stuff, the nightlife is pretty good, loads of petrol heads about and most folk there some pretty friendly.
Some PROPER shit areas like hillfields/paradise etc that you want to avoid, but other than that I reckon you'll love it, I did when I lived there.
Cov women were pretty fit too when I was there
