I would go for a three bed place in an ok area needing modernisation.

To give you an idea, we did my grandads place up when he died the other year, three bed ex council house, not been touched for 40 years.

Made the kitchen dinner open plan by taking the wall out and fitted some french doors between the lounge and dinner. New bathroom suite. New internal doors, skirting and architrave all through for a modern feel. Then slapped new flooring down. Walls were all pretty good, just needed stripping and sanding with the odd patch repair.

Valued before at £112k, valued after at £140k and and sold in two weeks for £135k.

Cost to do it was around £11k including fees, most paying tradesmen to do the kitchen and bathroom and fit doors and skirting, which had we had time, could have been done by ourselves.
