Default Builders?

Saw a thread on here ages ago where a few of the builder types had given rough estimates for extensions based on price per square metre.

Looking at 2 storeys, nothing flash. Some idea of costs involved please?

average around here is 40k-50k from plan stage to completion

ROUGH cost on one we've just finished, kitchen below, bedroom + bathroom upstairs all the rooms a standard size and leaving them all just needing painting 38k

Thats for the rooms, power/lighting... rest is extra and is usually done through someone else in our case

Yeah i would of said 40-50k. More to 50k (work in the building trade for lots of free bees!)

builders can only give a rough estimate as there is alot of variations and types of build and due to not knowing customers exact fixtures and fittings can cause problems. if you've got drawings you could try a quantity surveyor . speak to local builders they can advise people at good prices.

i will be doing my first self build starting march next year, two storey on the side and having priced different builders they seem to price between 500-1500 per square metre, building warrants are based on the actual value of the build so i asked them how to price it and they said average 800 (psqm), so based on floor area of my extension 8m x 4m is 32sqm x 2 for double storey 64 sqm

so prices based on above
builder price between £32000 and £96000
building warrant £51200
these dont add together just a rough guide going from both


scary

i'm an architect and am quite clued up on pricing jobs of this size, in my area i've done jobs in suffolk which priced at £45k, then done much larger jobs in lincolnshire which priced at £26k, and jobs in cambridgeshire at £35k.

if you sit down with a builder or QS, the daily rates of the workmen vary wildly from county to county.

so you cant just say "a 2-storey side extension will be 40-50k".

also if its a listed building or in a conservation area, or a big old victorian semi / detached the build cost will be alot more than a 80's boring box of a house due to the extra features required etc. and if its on crap ground or near to big trees it will add alot of groundworks cost, as will drainage if it needs re-routing.

i had a builder quote a customer £30k for a job recently, he then got a (rubbish) architect to draw the plans up and he priced it properly at £36k. he then got me to review the plans and cut alot of the un-necessary stuff out of it (not cutting corners because the building had to be flood resilient), and he re-priced it at £22k from my drawings!

so it also depends on what architect has drawn the plans. if its an architect who lives in an ivory tower who has no knowledge of various materials and their costs, and probably never been on site (as is the case with most architects these days), you will get a much much higher build cost from their drawings.
