its 110k for a timber frame house completely finished! theres 16k for a kitchen, 10k for slate roof, 4k for windows and doors, 12k for underfloor heating and geothermal ground source etc, 6k for electrician, 6k for bathrooms, theres been 24k in timber, 2k in drainage/septic tank, 3k in concrete etc it all mounts up! timber frame generally isnt much cheaper than traditional build but it is definately quicker, and as i want in for christmas time is important.

Had a productive week this week, my joiner friend was short of work this week so he was here all week, 22mm wyroc flooring all down, all internal stud work is up and boarded on 1 side, sparky been and run all his cables etc, blockwork will be kicking off in 2 weeks, kitchen fitters here 1st of november, plumbers pushing to get in, pressures on. last week i worked on the house myself during the day and then doing a night shift down to birmingham and back every night, i am totally burnt out this week though. i need my sleep.

your putting the plasterboard on the wrong way they are supposed to go across the wall not up and down gives more strenght to walls and ceilings and helps to stop cracking and when you do other side make sure both board ends don't stop on same piece of wood try over lapping for even more strength and it was a dry floor screed i was on about we do them all the time

Good luck mate ! My parents went into the same as you, was quite hard especially when nothing goes right, but at the end, you won't believe the result. I was older than your kids, but wasn't really helpful either lol.

New to me too ,and i been building for 20 years + lol,each to there own eh,,..
Job looks excellent,done loads of brickwork around timber houses when i worked in germany ,did a golf club house back in 1989 in timber frame been around a long time now.(and its still standing lol)

Hows it going mate? Am fine, couldnae put up wae the joinery any longer, just had enough, decided to give this a go. Couldnae afford a house with the big rooms we wanted so we looked into building and it was surprisingly affordable, Was shitting myself when we decided to go for it tho. Its gonna be worth it, fookin better be, its good to keep my hand-in the trade, dont think i could go back to it full time, now that i'v turned into a yorkie eating, red bull drinking slob of a trucker! just the best!
