95% of the houses built here in the last good many years will be built in a similar manner, timber kit and blockwork. weve even just finished a 3 floor hospital built in a similar manner around a steel frame. its how its done now.
looks like a nice project. its surprisingly easy to build a house and something id have liked to do for myself.

timber built is a great idea, only let down is in summer just turns into a sauna from the houses we have done but they have all had AC installed too

Wooden is crap- makes me laugh most people dont realise much of the modern housing put up at the moment and in the future will be wooden...

Our house is timber framed and IMO better than a old brick house that always feels cold/hard to heat.. Stays much warmer in winter and keeps the heating costs down. In summer you do need good ventilation, we have patio doors which help let the heat out and i see you got large patio doors so thats good.

Nice work, looks awesome

building a shell to a house is not that dear, the expensive part is carpentry, plastering, electrics, plumbing.

Looks good mate, would look proper nice with brickwork but a budget is a budget and fair play for going for it... how much have you done?

i build these things myself sometimes and ive seen the corners that get cut in the trade with regards to weather protection. i wonder what the long term effects are on whats basically a 6x2 softwood frame clad in 10mm osb boards? how long are these expected to last before that 10mm thick ply starts rotting ? i guess it wont last as long as a traditional double skin brick built house.

If built correctly I am sure they will last for ages, not as long as a brick and morter house for obvious reasons

i dont know the actual name of the hospital, robertsons is the main contractor. the beginning of the year would be about right as the finishings are getting done now. we also fitted about 900m2 of cedar lining around the top floor as most new building seem to do at the moment.

Remember that none of the structural timber is exposed to the elements.

Unlike the Tudor framed houses that have lasted 300+ years so far. That'll do for me!

Just remembered the name, Ayr of Arron or somthing. The units were 12ft x 32ft, Kingspan on the walls, brick cladding.

The Modular buildings we make are Hospital wards, School classrooms, etc. Even prison cell production is on the cards.

Oh forgot to say earlier Like the House Tony

but were talking about cheap 10mm ply board behind a block wall with many vents in it. moisture and condensation wouldnt have a problem getting through.and when you consider the muppets that are intrusted to build these things....

My last house was a timber frame job and when we extended it, we had to expose some of the existing kit, was 20 years old and as good as new. Timber frame houses have a breather paper on the timber in the cavity which prevents ant weather effects or condensation etc etc etc. trust me if they were shit, they wouldnt be allowed! building control are coonts at best of time.

im talking about at least 50% of the guys i work with.im a joiner as well and i wouldnt trust them to build a dolls house let alone a real house. have you ever seen kitchen wall units fitted to the walls with 2 nails fired from a paslode finishing gun? the problem was there was such a shortage of workers companys employed anyone as a muppets better than no one at all in their eyes. you must have seen it yourself?

tony noticed you've just had screed laid did they tell you to lightly water it with a hose on fine mist for the first 5 days to stop it drying out to fast if not do it and the floor will be much stronger

looks nice, BUT - wood, wind, not good, look at america when they get a slight breeze whole towns are wiped out due to the prefab nature of their buildings

LOL!

A better comparison would be to look at Sweden, and the rest of the Scandanavian countries, where they also get a bit of wind. Almost all their houses have been built this way for decades.

Even in Scotland, most of our houses have been built this way for 20-25 years now.

Wow! Super cheap.
We have some houses locally being made the same way.
Very quick way to build and timber is so nice and easy to work with. The ones locally are being covered with what look like thermalite blocks.

Funny as I always thought wood was a more expensive commodity than brick or block. I'm assuming with advances in chipboard and new compression/lamination techniques and all that guff its actually quite cheap now. Green too!

The garage will go up eventually, building the house first just incase we run out of money! the garage is 8x10m but as i said house first, if money left then we'l build the garage later on.

cant believe some people are saying 110k is expensive for a house like that, or that wooden frame is cheap and nasty
im no fucking house expert but i live in reality and know what shit costs and seen enough modern houses go up to know what they all made from

good on ya mate, awesome looking house by the end of it no doubt, and fucking cheap compared to buying one!
