Default fao any plumbers

Evening all. i am renting a 2 bed terrace house, 50's, with gas central heating. I believe the boiler is pretty old, as its hidden away near the fireplace in the living room.

what would cost more:

(1) Leaving the hot water on 100% of the time.

(2) turning it on 1/2 hr before a bath, then turning it off again till the next bath the next day.

On a separate note - the shower. the water drains somehow into the conservatory. it seeps through the roof on the outside of the house wall where the shower is, if you get what i mean! What could i do/have done by a plumber? would the shower base need to be ripped out?

cheers for any help
