Default Loft conversion advice please

I,ve just found this bungalolw for sale and there are a few things that really apeal to me about it,not just the garage LOL. It is currently a 2 bed and i really need 3 or 4. Can anyone give me a rough idea what it might cost to add a couple of bedrooms and a bathroom upstairs?? I know its hard to be accurate but to the nearest 10k would give me an idea .

looking at the picture not sure you'd get 2 rooms plus bath up there but up our way 30-40 would get you a top notch job

15k got me 2 rooms with 4 velux windows!! if you go for a dorma window you will need planning permission,i only needed building regs and structural engineers drawing

Largely depends on how much you can do yourself mate and whether you know people who can do stuff for you. Don't forget the council will need to be informed and they will need to inspect it at various stages (Part p). You can't just do stuff anymore ! I would say 20k ish if you got professionals to do everything.

You can have a dormer under permitted development (i.e. don't need planning permission) as long as it doesn't face the highway. Not sure how it wld work on that one in pic cos looks like a dormer window wld look over adjacent properties, so wld def need planning permission i'd say.

25-35k I would say, but depends on where you are, I am currently having one large room done and it's costing about 20k all in, fee's, drawings included etc.

You wont get many rooms in that roof - pitches are to shallow, by the time you have 200mm thick floor beams in place you want have enough head room for the building regs other than probably 2m width in the centre
