Default House Re-wire

Anyone know roughly how much it costs to re-wire a house? Just been quoted £2700, which is for a 50's style 3 bed house. Sounds hell of a lot to me..

you could get someone to do it on a fiddle for about 2k

Sounds quite good really? As gareth said it the going rate.

There's a bit more than just slapping a bit of wire and sockets here and there!!

Check with them on what the install includes? replastering of chases, fixtures and fittings? etc.

As per usual the install isn't really the pricey bit. You forget how much time is spent preparing for the installation, chases, floor boards up, drilling joists etc.

If you are doing it now is the time to buy copper as it's at quite a low price at the moment.

If you ask me anything around and below £3500 is a fair price?

Can you do some of the labouring yourself? Might reduce costs a little.

I paid £1300.00 for mine, 3 bed semi, garage & utility and conservatory.

I did all the required chasing and drilling etc. I had the cost of making good/plastering to add on to that price

Paid £1300 for mine on a 3 bed terrace with the certificate needed when we sold the house.

im a electrician and around 3k is the going rate.

the cost of fixtures, fitting, appliences, cable, mains board etc can top £1.5k

then you have all the chasing out which is hard graft especialy in the old houses as the brick is rock hard.

the only way you could reduce the price is if you use cheap gear

Have re-worked the quote and I'm going to get some of the bits etc, and dropped price a bit to £2400 so happy with that!

It is expensive but its worth doing.... I only paid £1200 for mine doing but that was because it was a bit of a guvvy job. We were told that it should have been about £2500 and that was back in 2003 for a 2 bed terrace!

Its a messy job, hope they aint planning living in it whilst its getting done. Oh and then they'll need a plasterer to sort out the holes in the walls

damn right about the mess, it took about 4 days to do our rewire, top to bottom with all the wires being done, walls channeld, plastered etc etc

we had to replace all the carpet and all the wallpaper and do some cealings as well mind which wasn't in the £2500 price to do the job

and we couldn't live there either

it's easier to rewire an old house because you've got a thick load of plaster to put the channel runs into
new builds need plaster baords and studs sorting

dont risk a cheap on the fiddle job for an complete electrics rewire.pay the money and get the proper,no corners cut job from a legit company with full guarantees in case of any future problems or worst case house fires.
£2700 doesnt seem to bad to me tbh for a complete rewire. you could always save some cash by doing most of the donkey work yourself such as lifting carpets,moving furniture and lifting floorboards as the spark will expect that done and wont do it himself as part of the job unless he's charging you extra for it.

and keep a close eye on what they are doing all the way and dont accept any tradesman techo babble speak to try and fob you of with any corner cutting to save them work. a tradesman will always try to take the easy way and not nessesarily the best way to get a job done.

paid £1800 for my 3 bed top to bottom with extra sockets and so on i did help him with the floor boards and chasing waiting for our certificate know should be with us a soon hopefully

favours being returned know as im re building his turbo engine
so i should be getting most of my money back hee hee hee

i've just realised that people won't quote you on a whole house, just what you want to do and what fittings you want fitted

so they'll chanrge you £x per socket, £x per light fitting, etc etc which will cover their labour and parts etc so work it out liek that and see if it's more or less expensive

when your house is over 100 years old and needs rewiring cos you have that curly horrible stuff everywhere... you don't have much of a choice... either that or burn to death...

I used to be a domestic electrician, and my mate still is. But basically he charges £200 per room, based on 4 double sockets and a lighting circuit.

If you buy all the gear expect to pay £200 a day for labour.

council did ours and its fuckin horrendous as an electrical engineer I was absolutely shocked at what they deemed as safe. After removing a piece of skirting board i found cable travelling diagonal (about 45 degs) up the wall into a the bedroom, the dining room light fitting hanging by its flex after they destroyed the plaster ceiling rose (never came to sort it), light switches loose in most rooms, the worst was the oven, from the 32amp isolator the cable came to the oven and was just terminated by trapping a few strands under a nut (no proper termination or even a washer), every socket I take off the wires are ALL loose in the rear.
Bottom line is you get what you pay for and as above dont be fobbed off with bullshit. Id do it myself but its too much of a shitty job, I hate house bashing with a passion. 3k seems steep but if they do it properly its a small price to pay if you intend stopping there for a while.
