Default self cert motgages , please explain/ limited company ?

As above , really struggling to get a morgage as im a limited company and have been running for around 15months , get payslips and p60`s etc but its a nightmare to get a mortgage heard someone say self cert but have no idea the ins and outs of it peeps, thanks

self cert is when you self certificate your own income
if you want to "borrow" more than the bank recommends, then you can "inflate" your income a bit by self certifying

comedy dan is the best person to ask here as he does this sort of thing for a living/sideline but there are ways and means of them checking so don't trying and big your income up too much otherwise the taxman might come and give you a rogering, with no lube

Problem is mate , i need 3 years acounts and only have 1 at the moment and going really well , but just hit a brick wall all the time man

you can self cert if you have a 10-15% cash deposit, a few ppl i know have them, they had to show no proof of income atall

i did a self cert with the abbey,on a 160k house,but i had 40k to put down as deposit from sale of old house..

no probems though and i would reccomend them-although i did it through an independant advisor-he did everything for me.

If your business is a limited company, why do they need business accounts? Presumably it's you buying the house not the business?

i did a self cert with northern rock but then I had a £130K to put down as a deposit, you do need a good old wadge to put down to get 'em!

basically you can do a fast track mortgage where they "might" ask for proof of income this is a pain if there a fees to pay up front, then there are true self certs but you pay a bit more in interest.
