F*$ck"n estate agents!!!!hate them
went to view a house on monday dinner time,we both loved it.tuesday morning we put an offer in that was acceped.have got the mortgage in place but when we were viewing the property all the estate agent was interested in was getting us to get a mortgage through them.
our house has just gone on the market this week and we have already had an offer,all be it slightly lower than we wanted.
got a phone call yesterday telling me the house we wanted has had another offer on it and they know they can proceed straight away because they have got their mortgage with them
can just picture it
"there has been an offer put it on this house but if you take your mortgage out with us we may be able to swing it your way".
i told them i could have raised the £40000 shortfall without selling our house,but they arent interested-it seems all becase we wouldnt entertain getting a mortgage with them-fuckin wankers!
just sold the rs500 as well!
oh well back to house hunting again but she's on her own this saturday as its ford saloons at oulton park

Jay, some estate agents have buyers line up mortgages with their in house man so they know that the deal can go through & that the seller wont get messed around
my ex is a prtner at one of the large corporates and wouldnt accept an offer until her man had approved them for mortgage (approved not necessarily arranged)
the thing to do here is see their advisor, agree to take the mortgage through them, have your offer accpeted so you get the house you want
then whilst all is going through see an IFA in case you can get a better deal & if you can Swap it before you complete
play them at their own game pal

they are completely bent mate, I had a similar situation with a house we wanted, put an offer in, accepted no problem. Then apparently because of the way it was sold it had to be advertised in the local paper for 7 days. Lo and behold on the 7th day we were told there had been a higher offer. It then went to sealed bids (which we lost out on)
We checked about a year later and the house had never officially been sold so something dodgy defo went on
a lot of the lower priced houses over here don't even make it to the general public either, they're offered to builders that the estate agents have in their pocket

once we had put the offer in they asked us to come into the office to put it on paper and bring proof of id.this particular estate agents has the worst reputation around here,but because the house was with them we had to entertain them.
we took in our mortgage offer certificate,which was only 40k short of the full house price.
they just didnt like the fact that we wouldnt go with them,but they are absolutely hopeless!
its just so frustrating as the house was perfect,it had been on the market for 8 weeks with no offers then suddenly...........two offers in 2 days

and how was this for professionalism............
we could only go in our dinner hour,when we got there(its a very small office) the 4 people there were all eating pizzas they had had delivered which were all over the desks and they made us wait until they had eaten them before they dealt with us
and didnt even offer us any..............

he looked like he would do ANYTHING to close that sale at that point
still took 2 weeks to do though
they ain't intrested in anything that holds up their comission is what i've found, some will be nice and polite and will let the owners move in their own time, but the majority of them i've fuond want you to make the deision on the spot, speak so fast you have to ask them to slow the fuck down and generally give me the impression they don't want to speak to me, just get the money from the home owner

we've just had an offer accepted but they have now turned round and withdrawn it because we dont have the cash waiting and wont take a mortgage. we are halfway through selling a house to get the full amount for this property but now another person is interested and has placed an offer apparantly.
so now we've gotta fuck around arranging a mortgage only to pay off about 80% of it before we've even moved into the place.

Estate agents come into the catogory of people that earn a fair wack of money from doing fuck all. when i was looking for my first house i found one i really liked and put in an offer, the agent then said some one else has offered full asking price to which i replied i'll offer full asking price then i got caught in some kind of bidding war which in the end i lost. remember agents work on commission the more they get on a property the more cash will feather their nests, bottom line be carefull and you will more than likely face the same situation again,

My missus is an Estate Agent and works fucking hard. She is in work at 8am and doesnt leave until 7-7.30pm and no lunch hour (its sort of expected not to "go for lunch" in her company. She works saturday and every 1 in 6 sundays and if she hasnt made a sale that week its all for a basic salary you wouldnt get out of bed for, let alone be able to live on.
Estate agents dont decide on what offers are accepted or rejected they only relay the offer to the seller and make recomendations. Very often its the seller that "messes" about
Jay small tip on buying. If you make an offer on a house and its accepted make sure its on the condition that the house comes off the market with the estate agent, comes off any websites its on, forsale sign comes down and no viewings are aranged while the offer is going through
We did with buying our house and its reduces the chance of someone coming in and putting in a higher offer, If the seller doent do this then they arent happy with your offer in the 1st place and would will always have trouble until exchange.

got a list now of about 20 houses to go and view at some point next week
not one seems as good as the one we wanted but you never know until you have looked i suppose.

Jay, even though the vendor has decided on a better offer it does not mean it will go through, its very early days, it might show something up on the survey, they might change their minds, not have the money or just find something else.
Good advice in playing them at their own game, have the meetings with their men, get the figures, look as if your playing ball, you can always say ive got a better deal elsewhere - beat it, once the time comes to hand over the cash.

now i'm looking for another house a lot of agents are coming out with "it's up for £xxxx but i know for a fact they'll take £xxxx for it"
if you know they'll take less money for it why not put it up for th lower figures
in some cases this has been £12k less, and thats on a £200k property

apparently they have been on sale "for weeks at the higher price" but the one i went to see the other day said that the estate agent had advised them on a price and they let him deal with it
so the estate agent put the £210k price tag on it and has then said that they'll take £205k for a quick sale
