can a landlord kick a tenant out ?
my sister 3 months ago moved into some rented accommodation with her 1 year old daughter she as got a contract for 12 months assured shorthold tenancy all was going well then lastnight she got a phone call from the landlord saying he is now selling the house and some people are coming round on thursday and some more on saturday and if they buy it she will have to move out wtf this is very unexpected as when she moved in the landlord told her he will rent it to her as long as she wants it so anyone no what the law is on this and what rights as she got

I know nothing about renting accomodation but I presume the contract must have certain terms that allow the contract to be terminated. If those terms are not defined in the contract then surely he cant just kick her out before the contracts up. - otherwise whats the point of a contract.

In most tenancy agreements you normally have a period of 6 or 12 months where your tied into the contract. Then have a rolling contract as long as both parties are willing to continue that runs for 12 month terms.
If the tenant wishes to terminate after the initial agreement, they normally have to give a months notice, so after the 6 or 12months of fixed term tenancy, the tenant can give notice of leaving property, but only after the initial fixed term.
The same would go for the landlord, except in most (not all) cases the landlord has to give 2 months notice.
All the details should be in the tenacy agreement, mine is like above fixed for 6 months then rolling annually.

I actually believe the law makes it ilegal to eject a tennant just because you have sold the house. As far as I know if the landlord sells the house they also sell the tenancy across too.
