Should have been moving to new house within weeks. All our legal stuff was complete and we were ready to move...

People buying our house have pulled out this morning due to unforseen circumstances

Thats the nature of the proprty game mate which is why i don't dabble in it anymore! Its about time we had the Scottish laws down here when it comes to house buying!!

agreed mate! Theyd have to pay us some money then to cover our expenses!

I know theres nowt we can do about it, and in a way we knew it might happen as it did with the last house, but it still makes ya mad a wanna say fook to it!

might just do that! Not been in a couple of weeks!

Mike they pulled out after their surveyor had been for their mortgage! All the searches had been done etc!

We were close to completion!

God I hate moving house... We had a major issue with a house move the very day we were due to move two days before Xmas five years ago.. it left us living out of boxes for three months, and was due to a Solicitors cock up.. The good news is we got there in the end, but only after much expense and sleepless nights. The house is now worth five times what we paid for it, which is some consolation!

In Scotland you have the house surveyed before you make an offer on it. If the offer is accepted then you are legally bound to buy it.
Here you can pull out at anytime until contracts have been exchanged!

definatley how it should be here...another nail in the coffin for this country where we get arse fucked all the time with stuff..

Two of my workmates have had the shitty experience of buyers pulling out on the day of signing!!!!

Ah well, it only took 3 days to sell...im sure it wont be long to find another buyer.... pity tho too cos this buyer didnt have one to sell

As an Estate Agent its the best part of my job getting a last minute pull out to tell the vendor... Not!

It works both ways aswell I've sold houses and the vendors have changed there mind last minute costing the buyer there survey/solicitor costs..

Its never an easy call but after you've done it a 20 odd times you get used to it.. just part of the job..

As for stress! its deffo the most stressful thing I've ever done (3 times in two years) The last one was a killer! sold my house quickly and was buying another, the vendor said they would move whatever happened so I get my Survey in (costing Ł500) get my mortgage offer etc they then lost the house they where going for due to a problem with the title, my buyer's buyer wouldn't hold on and when I asked them to vacate they refused! So I was fucked, ended up buying a new build within 28days.. Glad I did as its a much better house (and I've got nothing to do )

At the end of the day if there is something my job has taught me about moving home.. its all meant to be.. it all works out eventually

bugger lee i sort of work in estate agency myself (i fix estate agents computers when they break LOL)

the new sellers pack (HIPS) is also going to cause problems, as agents will have to arrange the survey etc first, before the house can even be put on the market, but at least it may stop vendors from having to go through the rigmorall, as it'll be done from the off.

Ouch, dont you get compensation?

Over here its very common to have fee in the case the buyer brakes the contract. Usually its around Ł7000-8000 for a house so ppl very seldom brake it.

The only bad thing about the Scottish system is the "offers over" part of it. For instance we looked at a nice 4 bedroom mill cottage around a month ago. It was up for offers over Ł165,000. After being on the market for 1 week the owner put it to a closing and it went for Ł201,000.

Edit to say: Sorry about the house M8 but sure something will turn up. If they dont want your money then stuff em
