Default Holy Sh1t, i've sold my house!

Less than 24 hours after putting it on the market i've had 2 offers at full asking price!!!

First offer has come via the Agent, and the second is a private offer.

How scared am I?!

Good thing is my best mate is starting to clear out her spare room for me lol

Cheers peeps, I knew it would sell reasonably quickly but didnt expect THIS quick.
My last house sold within 7 days after 9 viewings.
Since yesterday ive had 5 viewings, out of that ive had 2 offers and 2 wont be in contact with the agent until tmoz morning so they may want it too.

Ideally i'd like to go with the private offer as i'll save myself £1600 fees, but i've told them them if they want it that badly they need to get the Survey booked as they want to pay more on the house price and less on the premium, makes no odds to me as its all profit but its their risk to take if the survey doesn't come back in their favour.

The agent is going to ring me tmoz to go over the details anyway so i'll see whether anyone they have who wants it wants to offer more on the premium

Either way, I stand to make a minimum £33k so its all good

if your getting offers already for the asking price pull out then put up the asking price if peeps are offering what you want already then it must be worth more in my opinion

Thats a big risk to take tho, it all comes down to the survey, if I put it up at more than its actually worth it'll just get knocked down when the survey comes through. The only thing I can be flexible on is the Premium, so as said, if anyone wants to up their offer on the premium then im all ears

People are putting their offers in so quickly because they know if they dont get there first, someone else will, this area has such a high demand for this type of house its like flies to sh1t when one comes on the market. Ive got all that to look forward to when I look for my next house, but I will be in a better position than most because I already have my pre-approved mortgage and will have a nice wad of cash to throw in front of them

Thanks, but im cacking myself really

First time since I was 19 that im going to be taking myself out of the housing market, allbeit temporarily but still scary as fook. On a plus side once its gone through and im living at my mates house, all the money I would normally pay out each month on bills, mortgage etc... will go into the Cossie fund

Oh and forgetting the most important thing of all I will have NO debt whatsoever!!!! Woo hoo!!!!

Nope, both offers have come from people in pretty normal jobs...... the beauty of shared ownership

Nah in all seriousness, although the house price is at market value, I didnt take the p1ss too much with the premium as I didnt expect to get all of it, I asked for £7k, most people prob would have asked for £10k but that means some people would not have viewed it.

Ive just been very lucky with both the houses ive had on S/O, most people dont make money on them, just break even, so i happy with what im getting.

Ive just had the Agent back on the phone, another person has offered full asking price.

So I have 2 offers thru the agent from people with pre-approved mortgages and 1 private offer with a pre-approved mortgage.

And now I have no idea what's best to do

Just a bit of advice. Even if you accept the private offer you will end up paying the agents fees because you need to look at the terms of the agents agreement you signed with them. They would argue that you sold privately because of their advertising or their for sale board and it may be hard to prove otherwise. If you take the private offer it would be better to negotiate a reduced fee with the agent from the start so you both know where you stand.

I know what you're saying Debs, but the Agent has no board up and it hasnt gone out in the paper, I only signed the Sole Agent agreement 24 hours prior to the offers.
The agreement I signed with them states I cannot sell through another Agent for the first 4 weeks, and of course cant sell privately to someone recommended through the Agent.

I have the right to take the property off the market with them at any point, if I want to.

Just had agents from both offices (one company but 2 offices pushing for the sale) on the phone. Had a long chat with the guy i've been mainly dealing with, he's been really helpful bless him.

What im now considering, is putting my private offer through them also, and letting it go to sealed bids, as in the long run they can control it all and after sealed bids i'll prob get more money out of the deal anyway to cover their fees.

Good job.
Took me 11 months to sell my last house, fell through 4 times.
All down to $hite agents and dreamers without a pot to piss in.

Did you sign a contract with the agent. If you sell without them you could have to pay them fees.

I'm sure youve got it all sorted

Ive told them to all politely fook off for today, had enough of it for one day on top of trying to book viewings on property I want to look at.

This is supposed to be the easy part, its the buying that's supposed to cause stress
