i'm taking out a 2700mm wall in my timber framed house. just got my calc's back from my SE, which states for the lintel either, 2 No.63 x 195mm deep grade C24 timbers bolted together or a 127 x 76 x 13 UB steel beam. either to be supported at either end on 3 No. 50 x 72mm grade C24 studs bolted together.

firstly rough cost of either beam?

secondly do i basically 'add' the beam to the bottom of the first floor joist thus having a low point in the ceiling, or is there a way to have a flush ceiling without hanging a false ceiling?

if you have drawings stating how the beams should be fitted then you must follow these

is the 2700 opening wall to wall ? if so when you place the supporting up rights either side they will be in the room anyway so the supporting beam above will look fine

that prob doesnt make sence

taking a supporting wall out and supporting is pretty basic but when the beam has to be sunk into the ceiling its starts becomming abit more technical

the steel would be around 100quid this would also need a 90 degree cleet to be made up to bolt steel / timber

the SE said that as it's timber framed i can sink the supports into the walls thus a flush wall, it's not a major issue having the support hanging down, i'll just put some down lights under it it was just a thought tho

sorry i was assuming you wouldnt have the space to sink the uprights but if you have thats ideal, out of intrest what size are the timber walls ? is it a brick outer skin ?

yeah, brick skinned n 3inch timber framed, the supports work out to be 6 x 3 when bolted together so will hopefully sink into the timber cavity nicely
