Default Tons of rubbish left at new house

Just completed on my new house on monday and the previous owner has left loads of jumk there. Really pi**ed me off. I told him i didn't want anything but he still left a tatty old 3 piece suite and a bed AND.....

2 sheds full of junk including old washing machine etc, old bikes, general cr*p etc!!!

Am seriously annoyed cos now i gotta sort it all out. The contract specifically states not to leave old junk etc.

Anything i can do?

Think the guy might have gone back to cyprus so doesn't look good. Am gonna be left with a couple of days hard work and a bill for a skip looks like

mate if you think thats bad,,, when we bought our place 3 weeks later te boiler packed up and we had to repipe and fit a new boiler


the BEST we to get rid of old shite like that is take photos of it and list it on ebay,,,, 7 days later and people come and collect the shite off you and even give you money for your trouble

tell the estate agents to get it shifted quick smart, speak to your soliciter who dealt with the move first though, just in case you can't get them to pay for the removeal

if it's going to cost them money they'll pass the bill on, but DON'T pay for it yourself

or youcould just leave it on the street and tell the council that the previous tennant dumped it there

basically the same happened when i bought my new place.. garage full of old kitchen units/crap/hot water cylinder etc.
if you bought it vacant posession then they should definitely not have left it unless it was agreed they would do so. You're perfectly within your rights to demend they remove it or else get a company in to clear it and then charge them for it.
Unfortunately you can't just take it down the tip yourself and charge them for that, as that's what i was gonna do.

The previous owner has broken the terms of his contract by leaving rubbish there.

Take photos, speak to your Solicitor and they will advise you on the next course of action.

Just completing on a house myself today. Hope i don't have the same problem.
Contact your solicitor they are the ones that drew up your contract and should enforce that any costs agreed with them will be passed onto the previous occupants.

Nothing to do with the agent you will need to speak to your solicitor/conveyancer.. The contract you exchanged and completed on was done on the basis of vacant possession and the property should be cleared of any items not on the fixtures and fittings list.. you can try and speak to your solictor and see if there is any come back but I've never known anyone successful in doing so

The solictor I recommend advises property/garages/sheds etc are inspected before and after exchange as once its completed its going to be a mission guess you live and learn

Some good advise there. Tried my solicitor today but she only works part time. But def kicking myself for not inspecting the property b4 completion. Def a lesson learned!

My loft was FULL of stuff when i moved in. Usual small hatch and fold away ladder to get into ect but there are wardrobes, desks and all sorts. Must have assembled them in the loft, gimps!

Still there though...
