I pass this everyday on the way to work - location isn't bad (main road past the front, but it's not a not a main road in the sense lots live there and kids walking around streets etc - it's the road that connects neighbouring towns, so it's really only a commuting road) and it's fairly quiet in general;

I did a job on the place down the road (like, 500yrds down the road) and thats a mil-5!

Fuckers, where they get their money and can I have some

All I need is £2mil - buy that, cash, for 1.5, and spend then other half mil stocking it full of nice stuff and paying the leccy bill for a few years

2ft away? There's nothing on either side for 50-100yrds or so! The gaff is set back off the road for a good 75/100yrds aswell!!!

Nice place but not worth £1.6 mil. The only reason you'd buy a place like that is for the status of the location ie Waltham Abbey, Chigwell etc

The house at the end of my road has recently sold for a similar price. That is a very old Mansion house with lots of proper history behind it, royals stayed there etc.

But did your house cost 1.6 mil? The point I was making was that house aint all that, its a new build with no real character, gardens aren't developed or mature, and for 1.6 mil I would expect a detached garage somewhat larger than that granny annex.

Very over priced, and actually quite small for the money aswell

The market comparible I just ran on the house says it surrounded by houses averaging £200K

Theres much much better out there in much better areas. I was always told...

Its best to have the worst house in the best road then it is to have the best house in the worst road.

xrt-si's missus lives on that road, paul is spot on with his house price comparison

but theres a nice 2 mile stretch of road just off that we use for setting our cars up on,,,,,, got to 140 in the cossie on it,,,,,,,,, at 2am and its pitch black


is a nice area but its not 1.6 worth at all imo


i have the worst house on the best street in the area,,,,,,,, and ive sold it for a 200% profit in 3 years

oh and what rate do you earn per sale too ????

is it still 5% norm on property as i think thats a little bit steep considering that means your wages have gone up at roughly 20% per year for nothing but over pricing properties for first time desperate buyers like thrush

Ginge - plenty have had an off on that road! Mainly for being twats and overtaking BEFORE the bend when coming from the Sainsbury's distribution centre/Sewerdstone Road end - then realising they going to fast for what, at speed, becomes a tightening bend, and loosing it I saw a Nova GTE (must have had a C20LET in it tho, making all the right noises) loose it there years ago after he overtook me (I had my 3i) - understeer'd on the bend, across the road and bumped it up the embankment - thank fook nothing was coming.

A couple have died on that raod tho.... Both were motocyclists IIRC

And you know when you come to the M25 junction end of that road, and carry on under it and past the Marriot hotel, down the main road? I live down there - and no, not the pikey bit, the nice (almost posh, but not quite) bit

Paul - gotta love the Old Pond Riots Fuck me place was like a bombsite when I went thru it after a certain world cup match

Franco - you local aswell then? Does your car ever come out, as I have seen an EsCos in same/similar colour to yours with writing in the rear qtr windows like yours about every now and again....

Yes mate, about 5 mins from Pauls house! And you've probably seen my esc around............But not lately!

That why i asked you about the screen a couple of months ago! (foam edging!)

PS i remember that certain sunday after we went out (world Cup) driving toward the pond with the missus (who lives in Stevenage) and she was talking about what a shite hole (stevenage) is................

And as near the old pond, there it is........... all kicking off!!

Oh and there's the fucking EGGING incident when leaving Pauls house one Sat night in the cos!
