Default Moving into a house left in a poor state, advice / help

One of my mates has just moved to a new place saturday morning, and as they have no internet, has asked me to find any info possible on how to go about sorting the problems left, but the cunt of a previous owner!

Basicaly moved got the keys friday and began the move saturday to be greated with,

dog shit on most floors!

A cart full of horse shit too!

had emptied the garage but dumped it all round the back ( aprox 2 skips worth )

had burnt a load of stuff, thursday night / friday morning as still smoldering when my mate got there, damaging the fence quite abit!

Oh and the central heating said working on the right up, but is empty of oil, so hes sat in the cold and dog shit waiting till monday to sort out an oil refill

those were the main bits he said over the phone, sounding abit distressed!

He has photo'd everything, but has started cleaning the kitchen, main room and bathroom, as is now living there.

Hes not out to get £0000s, just to cover skips and fence replacement really, and horse shit disposal.

He is going to speak to the solicitors monday, but is after any pre info to what he needs to do

if anyone has in links to official govenment site info that would be great

Picture/s paints a thousand words, lots and lots of them, even save some samples tom post through the door of the offender if you know where they live now.
I di that to a woman who let her dog shit on our grass(garden), got zero prob if they clear it, even if they knock on the door and ask for a poo bag if they forgot thiers, I had a go at her the 4th time, then after just started smearing it around her letterbox door handle etc, with a note saying I think you forgot this property of yours, it worked.
Be a good idea to try and get some people into give quotes for tidying/clearing up the mess, extra evidence.

assuming he's bought the place then it's up to the preiouvs owner to clean up the mess

so a trip to the soliciters is in order with plenty of pics to show what's what

might mean sleeping in the shit for a few days but you can always tell him to stay at a b&b until it's sorted

Houses are purchased upon vacant possesion on top of this there will be a fixtures and fittings list.

If on the fixtures and fitting list it lists things like:
Cart full of shit
Garage full of shit
Dirty old carpet.

He's unlikely to get anywhere, if however this isn't listed the solicitor may help.

For future reference when buying a house I would be going to view it a few days before completion to make sure everything is as it should be. This is what I did and made sure that the previous owner got rid of all their crap.

when we moved into our current house 1st thing i thought i'd do was smash all the shelves out the garage and bin all the carpet on the garage floor i opened the door to be greeted by a zx12r and a cbr600 was well impressed

shame the guy collected them about and hour later lol

i would want the cash for the skips + labour and professional cleaner to come fumigate and clean the floors he will smell the dog piss for years

His rights are as I said.

Full and vacant possesion and fixtures and fittings as per the list given to him

Not being funny but didn't he read any of the stuff the solicitor gave him - its all in there.

Not only that, fair play fucking up the house to make it not worth anything and piss the ex off - but you're supposed to do it before its valued and sold not before the sale goes through as the only thing you're doing is fucking the new owner up.

If I got no joy from the solicitor I'd be taking the cart load of shit round to the new place and filling his house full of it.
