help reg. rented house and pets! (fumigation)
hi all,
i would appreciatae any insight into this matter.
when me and my gf moved into our rented house, we were told indoor pets ( we have two rabits) were ok.
the company (boydens) viewd the house for some reason a few days ago and we have been informed we need to fumigate before we leave. this is annoying as we had no idea this would be the case. we assume ( wrongly) that it would have been made clear in the first place.
whats pissed me off is that when we moved in, the house was INFESTED with mice, rats and fleas. it was in a right state, matress was rotton, was covered in dust and needed loads of cleaning.
anyway, the dimensions are roughly
room1 - 100 square foot
room 2 - 100 square foot
room 3 - 12 square foot
room 4 - 120 square foot
yes, its a tiny house, with just one room upstairs ( its a cottage)
any one know , a, if i have a leg to stand on ( we did write letters of compaint reg the state the house was in)
and B... how mush will fumigation cost!??!?!?! unless someone can do it off here in exchange for ford parts lmao we're skint!

Fumigation is probably just another word for ''bloody good clean''
if you make sure all paint work, carpets and walls are adequately clean then i am sure that will be fine!

If it any thing like where i live you have to fill all holes in walls from pictures hooks and if need be paint all walls and woodwork back white and clean from top to bottom

I've found that life I needed.. It's HERE!!
go do it all hire a rug doctor for 20quid for a day and 15quid on a cleaner there too and doctor the carpets, just done it in our rented flat after a busted pipe carpets all clean and smell good too.

You can buy some stuff in a can that kills fleas and god knows what. You spray it round the edges of the room and then do one for a few hours 'cos it's harmful! I'd class that as fumigating......

tbh thats what i want to do, but we have been fcuk over step by step by BOYDENS, personally thnk we shoud take them to small claims for thestate of the house and the lack of care etc

Simply invoice them for your time spent cleaning the house and suggest that they offset this invoice against the cleaning of the house in readyness for the next tennant.

Your contract will say that the house should be in the same state it was when you moved in, save for fair wear and tear. You should have an inventory described condition of all decoration? THey can't stipulate what measures/action you must take, just that it is in the correct condition.
If they're being c*nts then speak to the director of the company and say that if they must insist on behaving the way they are, then you will have to have a quiet word with environmental health about the landlord and them, as an accessory, renting you somewhere not safe/fit for purpose as per the tenancy act and health and safety laws.

i am deffo gna look into this. there was lots of things i wasn't happy about. the key thing, ESPIECALLY as it is a thatched cottage, was the total lack of FIRE ALARMS>!?!! even though there is an open fire place????
surely this cannot be right?
i personally think they saw me (22) and my missus (21) and thougth ' we can mug them off, they wont compain or do anything' etc etc.

If the house was so dirty and infested when you took the tenancy, did you not complain? Did you pay to clean it, and if so, were you not given any weeks free rent to compensate? If no complaints were made, if you haven't got any photographic evidence or receipts for the cleaning and sanitising of the house when you moved in, I am not sure what you can really do, other than do as they ask if you want your bond back?
