Default whats the rough cost to sell a house nowadays?

And roughly, if anyone can tell me the sort of time scale to sell a house,Thats if you can sell it in this current climate?

Cost depends on the value of the house, size / band etc etc, not sure how much HIPS costs either, plus if your going bigger you may need to pay the taxman if its over 250k.

Accepted an offer within 3 weeks of mine being on the market and been told it will take about 8-12 weeks untill completion ive got to pay 2% of value to estate agents plus solicitor fees which where about £500.

Also you have to have a PAC done before you can put it on the market these are about £350

read the post not the topic, then reread it
then edited

but, in my experience, it all depends on the estate agent, the bigger the price of the house, the more they make as a % so they don't want yo to drop the price
dont' forget legal fee's as well, and some, that i've know of in the past, won't let you offer it to several other places, deeming that they want to be the sole selling agent
