selling a house question

Default selling a house question

we have our place for sale, had a professional couple see it and want to come round asap, no problem my agent says they were going to put a offer in on another place but saw ours and wanted a peep.
well i had my suspicions they wanted to make sure the place they
were getting was deffo the one for them and compare it with mine.
the lady Doctor comes around without her Doctor husband spends
nearly 10 mins and buggers off sharpish round the corner,where there
is a smaller house nearly 50 grand cheaper,and i spotted her going
in there.
anyway 2 days later my agent rings and says they put a offer in on the
other place and its been accepted.
then 3 weeks later(yesterday) we get a call from our agent saying
the house the Doctor wanted needs 25 grand spending on it and
the survey cost 1500 quid now down the drain because they have pulled out.
we mentioned our place had a survey+ that it was a good one,and we
keep our recipts and guarantees etc
well she wants to come back this time with her husband and look at
our survey and guarantees recipts etc
do i let her around to waste my time again?????
or tell her to f off and tuff titty you lost 1500 nicker.
or remain calm and see what happens
they are staying in hospital accomodation and need somewhere
soon and there is no chain

tell them it will cost em actually, '£20 n you can come round'

if both want to come round do em group discount £30

we get messed about by what i thought was going to be a messer
and now they have pulled out of a deal, they want to come back
possibly to fucking waste my time again.
how many people look at a old survey and spend proper money
without getting a new survey,just because they lost 1500 and don't
want to do it again.
thats what they are intending on doing,as my agent has said

As said, let them round, they may just be the people that buy it.

Personally I would get them round, get chattin and suss them out, then if they seem legit, make sure you get some sort of claws in there so if they do ack out, you get some dosh for the trouble.

I am sure this can be done, and if they are not keen, then they are messers, as it should only affect them if they are messers.

They will surely need to get a new survey done maybe they just want to see what the survey says and when it was done so that they know there is less chance of anything major being wrong.

If you take away all the gaps the Estate Agent has filled you in on. Gossip.

Only look at the couple as being interested enough in your property to have arranged a second viewing then your in a good place to move things on towards a sale.

Never ever EVER trust what the estate agent says to you, in my experience many lie to suit their own agenda and dont give a f**k about you (appologies to the very small percentage who arent like this ).

If they are doctors i very much doubt they are time wasters, they got enough to do with their time. If they looked at it in the first place they were interested, a second viewing means the are still interested. Buying/selling houses is stressful and things go wrong all the time. The place they were buying fell through, i'd still want to look at an old survey before getting my own one done cos would give me an idea.

Ignore the estate agent.

These people are just trying to buy a suitable house and if your lucky it'll be yours.
