True, im in the trade and been looking out for and had some adverts for small plots for self build. Theres a bigger problem even if you find land where the seller hasn't gone straight to a local developer, genrally to get the most money they get planning for a block of flats. which gives them more profit.

and you probably build flats, as you make more profit.

just out of curiousity, what do you pay for a 3 bed house plot of land? and whats the selling price? normally around a third of the selling cost aint it?

I know its sunday morning but i dont get what your saying there my old china.....

It reads the wrong way round to me
If you already have a mortgage then you are cashing in as the value is going up. You could have your house valued in 6 months time and find its gone up 15%, along with your equity you may have then there is some good money in the house and worth selling.

If you are not a home owner and the price is going up, its not an ideal time to buy.

Best time to buy is when prices drop, as with anything matey.

Why would you sell? Yes, your house has increased in value, as has your neighbours, the people in the next counties, and everyones accross the country!

So unless you move to an area where prices are generally cheaper, you won't realise any free cash without downgrading your house.

FAR too many people on the buy-to-let bandwagon, far too late in the game, imo.

My colleague has 2 flats he has bought to let (c.18months ago) and struggles to fill them with tenants to cover the mortgage. How can you expect tenants to pay a large % more (you quoted 125% of the mortgage) as rent than the mortgage would cost them? Surely they'd not have a problem getting a mortgage if they could afford this.

The market is overdue for correction.

loads of places do self build mortgages now , they all offer differnet terms, but the best one i have seen is a 95% advance , basically they give you 95% of total costs, so land costs and build costs up front when you agree to take it out.

prices can go from 50k right upto anything you want, all depends the type of house you want your average 4 bed villa around 1500sqft costs about 70-80k to build

cant afford a mortgage, rent is £385 for a 3bed terrace want to move to somewhere with off street parking but there is nowhere at all thats remotely decent around here for under £500

by the time we can afford a mortgage the house prices will be way out of our budget

Mortgage free @ 27. Even better. And the only reason I'm able to do that, NO Cossie!!!! (although nothing against anyone with a Cossie, had 2, loved every minute, except for the 2wd Saff that tried to kill me )

£180k
£965 p/m
repayment
25 years
4.29% fixed till the end of the year
then move to chelsea where they give you some cash (10% of the mortgage vaule i think), bank that and use it to pay of the mortgage

and, in 5 years time pay another lump off
but there are 3 of us working to pay the mortgage, me paying, the other 2 saving up for the lump sum deposists
