Default Value

You need estate agent to sort it.
Do not let them know you are in a rush to sell, my mate did that with a property we rented out together, he gave us a low valuation and then gave us a load of b......s about he knows someone looking for something like this. blablabla. Took 20k more a month after.

This is a good place to start:
http://www.nethouseprices.com/

It might show some similar properties in your area which have sold recently.

tell the estae agents from aruond the way that you are looking to sell but don't know how much to ask for
that way you have given them the bait and they will flock round in their multitudes

if they ask wehre you are moving to so they can flog you another property just say "abroad" and end with it there

if the house sells at least you've got a few different valuations on it, and if they go higher and lower then you can pick and chose

a valuation is only a figure that an estate agents think they can reasonably get for it now, if you think you can get more then value it accordingly, less if it means little to you and after a quick sale-but you will be doing yourself out of money. I would get a couple of valuations by the Pros too so your not fobbed off cheap/doing yourself out of cash
Best of luck
