Default Weird Tyre Problem

Hi all.
I have a weird problem with one of my tyres.
I came out from work about 2 weeks ago to find my FNS tyre completely flat. I thought it was weird, because I drove to work that morning and it was completely fine, no problems, then when I got out, it was completely flat, So I initially thought someone had let my tyre down. So changed it, and went home. Then when I got home, I reinflated the tyre and left it for a week to see what would happen, nothing happened to it and it stay inflated at the exact same air pressure I left it at. So I refitted it to my car and left it for a day, without using my car and it was still fine, so I started using it and driving around and I've been driving around for 5 days I think now, I had no problems whatsoever, I put the hub cap back on, cabletied it and put my jack, spare wheel away. Went out last night, then came to it this morning and it was completely flat again, flatter than it was last time because the tyre has been squished and won't retreat.
Until this happened this morning, I was sure someone had let my tyre down, but now I'm unsure. Anyone know what this is?

Yea, you've got a leak somewhere that is only present when the car weight is on the right part of the tyre.

Thanks for your replies.

So is it the tyre or the rim? I dont think there is any rust on the rim.

Is it possible when you cable tied the hub cap on it has bent the valve slightly and air is leaking between the valve and rim? Or like above a puncture only leaking with load on the tyre

You need to clean the well of the wheel where the tyre's bead sits.

No, the cable tie isn't anywhere near the valve.
Ill try and give it a clean.

Cheers.

if you go to a tyre place they can skim the rust off and clean it up, i think they did it for free or for a "drink"

i couldnt see the rust as it was underneath where the tyre sits on rim if tht makes sense.

Definitely sounds like a rim/seal issue to me.
