Default general opinions on house prices

ok well at the present i own a house converted into 4 flats, on the rear of the house with own driveway access is 2 self contained workshops currently rented also with 6 months contract remaining on all

the above is prob worth about £375,000



i also own a new build 1 bed flat thats currently sat empty due to my own lazyness lol
but i expect thats worth about 130,000


i do own another house but we live in that one so keeping that fooker and i expect the wife would kill me lol


anyways ive had enough of all the crappy tenants non payers chasing debts etc etc really thinking of selling the lot as kinda worried about the housing prices and will they go boom, to be fair i dont owe any money on them (they were left to me)


what would you do???

Keep em on rent as its basically a pension fund for ya,
If you cant be arsed with chasing the cash get a letting agent do it, ok so they take a % but saves you the hassle of chasing the tenants.

Go to a letting agency who gaurantee rental income. Then let them worry about chasing non-paying tennants.. You will need to give them 10%, but no or little agro in return.... Or sell me the new build flat for 50k

mate to be honest its a pain in the arse the flats are only £50 a week each theyre only cheapy stuff ive got real twats living there 2 of em on social other hasnt paid rent in 2 months and im about to throw the fooker through the window, the workshops they do pay every month with no probs, between the house and workshops i get a £1200 a month.

oh by the way because of laws changing etc there is also granted planning permission for the build of 10 flats on the area with limited parking, this was only applied for not by me but if it wasnt done then it would never be granted, never really thought about doing it as a cant afford it lol and b more fooking hassle, ive already got no hair dont want to loose me eybrows too

sell the flat, then with that money, build the 10 flats, sell the lot for bucket fulls of cash then retire job jobbed!!!

An old house with land and permission for 10 flats should be attractive to a developer - strike a deal for a cash amount up front and a % of the sale price for each flat as they sell.
