Anyone know much about property rental?
If you do maybe you can help me
Basically I'm renting a house at the moment, and the lease is coming up to the end of its term but I've not heard from the estate agents. I've tried ringing them a few times but the phone rings out and there is no answer phone, but they've always been a pain in the ass to get hold of
What my question is really is do they have to let me know in writing that come the end of the lease they'll be expecting me to move out or if the lease lapses to I have to get my sorry ass outta there?
any advice is much much appreciated,

you will probably be on a fixed term short tenancy agreement, so it will automatically run out unless you renew. the notice to terminate the contract will already be in the contract normally, but the purpose of the short tenancy agreement is to protect you as the tenant and i believe that you still need to be served notice.

If you have no new lease it does not mean you have to get out, the "intention" is till valid ie that you give x amount of ŁŁsss for the house to live in, it does in law just continue, UNTIL such time as either party say they want to terminate.
I have rented for 23 years.
I have a 6 year and 11 month contract at a time.
The reason for the odd time is because if it is for 7 years or more, which of course it can be, you THE TENANT are liable IN LAW for the STRUCTURE of the property!!

Normally it just clicks onto something like "2 months either way" after the end of a lease.

Was getting a bit worried that I'd come home one day and find the locks changed
Still trying to get hold of the estate agent though. Its not helped by the fact I work long hours and usually cannot use the phone for the day, and he fact that the estate agents dont seem to have an answer phone

The six months bit is over and if there have been no problem syou will be ok, most rented places are rented to someone for years, if you are a good tenant they will want to keep you!!
