All I can say rod is they must view yours as different because of the extrem amount of money put into it!
My valuation was done via a guy from Southampton and the guy in charge of saff values who is from Scotland!
He told me he can only value it as what it is and it's condition not what I have spent on it or made it into that's why he could only value it at 8000 pounds
