I'm not convinced on this, however the estate agent is entitled to the money from a buyer they introduce to the seller.
HOWEVER
It is illegal for an estate agent to not pass on an offer. They MUST pass all offers on to the vendor.
So in at least one of the cases the estate agent is breaking the law in the first place.
