It doesn't come with any maps as far as I know, it downloads them as and when necessary using the 3G or GPRS connection, so you could be in for a steep bill if you move about a lot with it.

Don't know if it keeps downloaded maps as you move away from the area, or, keeps re-downloading though.

Same with the blackberry 8800 (or is that 8000 ?).

I am also in the market for a new phone, and tempted by the N95 or E65... not sure which to go for
It comes with an application called 'Maps', which when you select it, it finds your position via the built in GPS, then you can plan a route or search for various different things like restaurants etc etc. I presume it comes with a comprehensive map of the UK as standard, but you can download other countries from the Nokia website or via the handset i believe.
You have to pay to upgrade to full voice guided navigation, which is £47 for 3 years, £40 for 1 year right down to £4 for a week.

I haven't tried an E65, but the N95 is awesome
