I would try and go for a Woolwich offset if I were you (and I wasnt selling my house to move to cyprus)...

Have your wages paid into a linked account and reduce the balance quickly...

Dont keep moving your mortgage tho, the cost will gradually increase as the term shortens or you will just keep extending the term...

2 years extra interest on £50,000 = £4500 equivalent to £400 per month

I just went for a 3 year tracker, 0.24% over the base rate - result My rate went down after only one payment, what with the last rate cut, and EVERYTHING points towards more lowering of rates for a long time to come.

I've remortgaged with Halifax, borrowed £100k at 4.29% fixed for 2 years. Costs me £570 a month over my existing period of 22years. Will have paid off all my debts and only cost £43 more than i am paying now.

I just need the lowest monthy payments short term as I intend to pay the mortgage off by making money on the houses instead of trying to pay them off, (moved three times in last 2 years ) Although it does help being an Estate Agent
