Unit Rental Prices, advice?

just been to look at a unit, is in a fairly good area, long and thin with a double door at one end, probably enough space for 4 cars nose to tail with plenty of space for moving about. you could probably squeeze 8 to 10 cars in at a squeeze.
there is an area outside at the front, which comes with the unit, with space for about 5 cars.
3 phase electrical supply
no water, hence no toilet.
upstairs sort of open office/storage area looking out over the workshop.
its a bit tatty, needs a coat of paint.
the bloke is asking £70 pw plus about £10 pw rates, plus electricity.
so about £350 pm
i would be using it for storing and working on the mini and 205, and space to do any odd jobs on family and mates cars, probably not going to make more tan a bit of beer money from it, as it will be alongside a fulltime job.
he wont move on the price and wants a min 12 month lease,
does this sound worth it to you? its the first i have looked at so i have no idea

i would want water at least, how do you wash your hands or go for a crap,this is a pain if you are busy working on a car and have to nip off ,sounds a bit pricey mate. is it secure ,have a look around for anything else, the problem with units is the best ones have been taken,a single garage that will hold one car costs 25 a week,so have a think, hope this helps mate........
