Default How can i ....

...find out which side of my garden fence i am liable for? The fence on the left of the garden as you look out the back door has blown down but im unsure if its mine or not. Ive had a look at the deeds but am still none the wiser

I believe it's usually the left fence you are supposed to be responsible for.

NORMALY if the posts are your side you are responsible for it, if you dont have the posts then your not

last time mine blew down i split the costs with neighbour


suited both of us to have it done, didnt even look to see who owns what

lol, just had a read up though - it may say different on the deeds. Some people say it's to do with the posts, but ours are the concrete ones which the panels slide into so are in the middle too. Last time we had loads of panels down both sides and we did the left side neighbours did the right (their left). We replaced all 6 so they wouldn't be odd and gave our remaining good ones to the neighbours on the left to fix their left fence!!

phone the council mate, if you have good neighbours maybe you can go halves to get a decent one.

you what, thats complete nonsence, posts could be anywhere.

as a rule of thumb when building houses, planners normally give you the left hand side.

So sorry in your case its likley to be your responsibility. Although this is not a set in stone rule. if your deeds are unclear, you can ring the council they may shed some light.

I run a landscaping business and we have lots of debates when doing fencing work. Ive even had neighbours come to blows, getting solicitors involved, and even the police once. Now i just take digital photos of everything to cover my back atleast.

if your still unsure maby approach your neighbough, and ask if they are willing to contribute half of the cost. get 2 or 3 companies in to quote, dont always take the cheapest one, you may regret that!!

At the moment a 6x6 waney panel (most common ones) is around Ł20 and a 8' post Ł6. if you estimate Ł60 for every panel should give you an idea of cost for total job. thats removal disposal of old, supply of new, ballast cement labour.

if you want better quality fencing the close board/featheredge is best though, thanks to china buying all the wood, these are nearly Ł30 for a 6x6 panel!!

ere no one has actually said check the deeds. My house i only own the one at end of garden, both sides are owned by the nabours.

It's nothing to do with the council, unless the house next door is owned by them.
Land registry keep copies of deeds.
The deeds will only show who is responsible for the boundary, (should be marked in red) either side could have put up a fence within the true boundary.
If the fence is ON the boundary the best side, if there is one, normally shows to the person who is NOT responsible.
If the house hasn't been sold in the last 30 odd years then the land registry details may be incomplete.
Boundaries are a nightmare.
I bought my house new, and know exactly who is responsible for what.
My boundary to the left is next doors, boundary to the rear is another neightbour, half the boundary to the right is one next door neighbours, the other half is joint between me and a different neighbour as it is a brick wall built when new.

You will have to speak to your neighbour to see if they know whether it's on their deeds and come to an agreement if not.

I always thought as you look at the house from the front it was to the right side that was the houses responsiblity.

mine is the right as you look out the back door

i had to replace it at the end of last year

but now the fence has blown down to the left and is all over my back garden and the neighbours have just left even though i know they saw me move all the wood off my grass
